  • 1. Accounting policies

    Basis of measurement and preparation

    These financial statements have been prepared in accordance with the provisions of Section 1A (Small Entities) of Financial Reporting Standard 102

    Turnover policy

    Turnover comprises member contributions and grant income receivable in the period of account that has been expensed in the period. The company is not registered for Value Added Tax.Grants received are credited to deferred grant income. Grants towards capital expenditure are released to the income statement over the expected useful life of the assets. Grants received towards revenue expenditure are released to the income statement as the related expenditure is incurred.Membership subscriptions received are credited to deferred income. Subscriptions towards capital expenditure are released to the income statement over the expected useful life of the assets. Subscriptions received towards revenue expenditure are released to the income statement as the related expenditure is incurred.

Company activities and impact

Alder Community Housing is established with the aim of managing affordable housing for adults and young people with additional needs and with learning disabilities. The aim is to provide community-led housing that will fit the specific needs of the individuals being housed.During the financial year 2023 the company was in its third year of operating. This year we have been:1. Holding an AGM2. Holding regular committee meetings to review possible next steps3. Researching some more community-led housing schemes and similar organisations to build knowledge4. Research and discussion groups held to share experience and knowledge5. Undertaking financial appraisal training and modelling of potential development opportunities to assess and understand viability By further building our knowledge within our membership, we are responding to what our membership community aspirations are, including reviewing funding opportunities for potentially feasible and viable opportunities. Following the Covid-19 pandemic and current financial status of the UK economy and government, community led housing support has been halted. The committee and members are continuing to review opportunities, possible funding options following the hike in mortgage interest rates, and the increase in land and development prices. All members currently wish to continue with the programme when the economy and interest rates stabilise.

Consultation with stakeholders

Alder stakeholders are our supporters, members, committee, and local support groups, all of whom may be included in our community of interest; to create affordable community-led housing to specifically include people with learning disabilities.Activities in this regard include: 1. Managing and monitoring Facebook group for supporters and members/potential members2. Networking with both our community and the wider community 3. Engaging with our membership online and, wherever possible, in person4. Holding the AGM and electing a management committee5. Utilising our WhatsApp group for committee members to communicate quickly6. Holding regular committee meetingsDue to the change in the UK economy, the Brighton and Hove Community Land Trust, our local community-led housing "Hub", has currently diminished activities. All members of Alder are keen to continue the objectives of the organisation when the economy recovers, and we encourage membership of our local community-led housing Hub whilst we recognise it is not a condition of our membership.All members recognise that in the past year, the hike in interest rates and its effect on the housing market has diminished opportunities. All members have determined to resume activities when the opportunities return. For now, community led housing has very little activity and support due to the crisis in funding and lending as a direct result of the UK economic position and inflation rates.
