Investment properties are held for capital appreciation and to earn rental income. Investment properties are initially measured at cost, including transition costs and improvement costs prior to generating rental income. Subsequently investment properties are measured at fair value. Investment property valuations are based on the open market. Deferred tax is provided on revaluation gains. Gains and losses arising from changes in fair value are included in the statement of income and retained earnings in the period in which they arise and are credited to a non-distributable reserve.
