The director presents his report with the financial statements of the company for the year ended 31 December 2023. |
PRINCIPAL ACTIVITY |
The principal activity of the company is the management of the common areas at Regency Park, Christchurch. |
REVIEW OF BUSINESS |
The company is a management company with the objective of maintaining the public open space at Regency Park, Christchurch. |
The company has no income or expenditure in its own right, all transactions in the year being related to the maintenance of the common parts in accordance with the lease. Service charges collected are held on trust for the purpose of meeting the relevant costs in relation to the property in accordance with the provisions of section 42 of the Landlord and Tenant Act 1987. |
At 31 December 2023 covenants had been entered into by eighty-five purchasers to pay a contribution to the costs of the company. |

1. | STATUTORY INFORMATION |

2. | STATEMENT OF COMPLIANCE |
The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with Section 1A of Financial Reporting Standard 102, the Financial Reporting Standard applicable in the UK and the Republic of Ireland and the Companies Act 2006. |
The presentation currency is pounds sterling. |
3. | ACCOUNTING POLICIES |
Going concern |
The Company manages the open spaces at Regency Park, Christchurch and collects the costs from the 85 property owners under deed of covenant. No property can be sold without the consent of the Company, which protects against non-payment. The Company has no other costs or income. |
The Director considers that on this basis it is appropriate to prepare the financial statements on the going concern basis. |
Accounting convention |
The financial statements are prepared under the historical cost convention. |
Accounting policy |
The financial statements are prepared in accordance with the guidance given in ICAEW Technical Release "Accounting for Service Charges", reflecting the fact that monies are collected in and expended as trustees for the residents of Regency Park, Christchurch and not on behalf of the Company itself. |
4. | EMPLOYEES AND DIRECTORS |
The average number of employees during the year was NIL (2022 - NIL). |
5. | TAXATION |
There is no corporation tax to pay based on the results for the year. |

7. | CONTRACTUAL COMMITMENTS |
The Company contracts with third parties in its own name for the supply of services to the property for maintenance of the common parts in accordance with the terms of the deed of covenants. At 31 December 2023 the Company had not entered into any non-cancellable contractual commitments (2022 - none). |
