DIRECTORS' REPORT
FOR THE YEAR ENDED 30 NOVEMBER 2023

The directors present their report and the financial statements for the year ended 30 November 2023.

Principal activity

The principal activity of the company in the year under review was management of the property known as
Clevelands, Haywards Heath. The company acts as a trustee in respect of service charge monies collected in connection with the above property. In accordance with accounting recommendations from ARMA (Association of Residential Managing Agents), details of service charge monies have been excluded from the accounts as the company acts only in a trustee capacity in connection. Separate service charge accounts are prepared and certified. 
On 30 June 2015 the company acquired the freehold of the property known as Clevelands for £51,500. The acquisition was funded by contributions from the leaseholders/shareholders. At the same time the company granted lease extensions to the leaseholders and ground rent is now a peppercorn. As a result of the lease extensions, the value of the freehold has been reduced to £nil.

In order to assist you to fulfil your duties under the Companies Act 2006, we have prepared for your approval the financial statements of Clevelands (Haywards Heath) Limited for the year ended 30 November 2023 which comprise  the Statement of Financial Position and the related notes from the Company's accounting records and from information and explanations you have given us.

As a practising member firm of the Institute of Chartered Accountants in England and Wales (ICAEW)we are subject to its ethical and other professional requirements which are detailed at https://www.icaew.com /regulation.

This report is made solely to the Board of Directors of Clevelands (Haywards Heath) Limited, as a body, in accordance with the terms of our engagement letter. Our work has been undertaken solely to prepare for your approval the financial statements of Clevelands (Haywards Heath) Limited  and state those matters that we have agreed to state to the Board of Directors of Clevelands (Haywards Heath) Limited, as a body, in this report in accordance with ICAEW Technical Release TECH07/16AAF.
