1. STATUTORY INFORMATION

St.Ann's Court (Pevensey Bay) Limited is a private company, limited by shares , registered in England and Wales. The company's registered number and registered office address are as below:

2. AVERAGE NUMBER OF EMPLOYEES

The average number of employees during the year was 2 (2023 - 2 ) .

3. ACTIVITIES

In accordance with Tech Guidance 03/11 released by ICAEW in conjunction with ARMA and RICS Service Charge income and expenditure is recorded in separate annual Service Charge Accounts.

The Company does not trade and the only source of income is £30 per annum ground rent which is used towards meeting the cost of the general company operating expenses.

4. REGISTERED TITLE TO FREEHOLD

The following extract from a report by Hobson & Latham, License Conveyancers should be noted:

'At the time when the purchase took place, Pevensey Bay was not within an area of compulsory registration and although at that time there was a voluntary system of registration running at the Land Registry, this is no longer the case. The Title will therefore remain unregistered until such time as St. Ann's Court (Pevensey Bay) Limited sell the freehold on or transfer it for monetary consideration to a third party. The fact that the Title is not registered does not, in any way, prejudice the Title to the freehold but it probably would be prudent to give each Leaseholder a copy of the Conveyance of the 9 January 1971 to put with their Title Deeds, which in itself will be sufficient evidence to show anyone that St. Ann's Court (Pevensey Bay) Limited are the owners of the freehold interest.'

Each registered flat holder holds a copy of the relevant papers.



The company is entitled to exemption from audit under Section 477 of the Companies Act 2006 for the year ended 31 May 2024.

The members have not required the company to obtain an audit of its financial statements for the year ended 31 May 2024 in accordance with Section 476 of the Companies Act 2006.

The directors acknowledge their responsibilities for:
(a)ensuring that the company keeps accounting records which comply with Sections 386 and 387 of the Companies Act 2006 and
(b)preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of each financial year and of its profit or loss for each financial year in accordance with the requirements of Sections 394 and 395 and which otherwise comply with the requirements of the Companies Act 2006 relating to financial statements, so far as applicable to the company.

The financial statements have been prepared in accordance with the micro-entity provisions and delivered in accordance with the provisions applicable to companies subject to the small companies regime.
