Basis of preparing the financial statements |
The company is a residential management company for Chestnut Court, Northampton. The company administers variable service charges contributed by the leaseholders of the property in accordance with the lease and is responsible for the provision of services and maintenance relating to the common parts of the property. The company does not own the freehold of the property. Service charges collected are held on trust for the purpose of meeting the relevant costs in relation to the property in accordance with the provisions of section 42 of the Landlord and Tenant Act 1987. |
In determining which transactions should be recognised in the financial statements the company has considered whether they act as principal or agent in accordance with UITF Draft Abstract 49 and FRS 5 Application Note G, and since it is considered that they act as agent it has not recorded any relevant service charge transactions within these financial statements. |
Tenants may obtain information regarding residential service charge transactions from the Service Charge Statement of Account provided by the managing agent Cube Property of Poyntz Lane, Off Mill Lane, Dallington Northampton, NN5 7TZ. |
Debtors and creditors receivable / payable within one year |
Debtors and creditors with no stated interest rate and receivable or payable within one year are recorded at transaction price. Any losses arising from impairment are recognised in the profit and loss account. |

Going concern |
The current economic conditions present increased risks for all businesses. In response to such conditions, the director has carefully considered these risks, including an assessment of uncertainty on future trading projections for a period of at least twelve months from the date of signing the financial statements, and the extent to which they might affect the preparation of the financial statements on a going concern basis. |
Based on this assessment, the director considers that the Company maintains an appropriate level of liquidity, sufficient to meet the demands of the business including any capital and servicing obligations of external liabilities. |
In addition, the Company's assets are assessed for recoverability on a regular basis, and the director considers that the Company is not exposed to losses of these assets which would affect their decision to adopt the going concern basis. |
The director is therefore satisfied and has a reasonable expectation that the Company has adequate resources to continue in operational existence for the foreseeable future and that there are no material uncertainties that lead to significant doubt upon the Company's ability to continue as a going concern. Theses financial statements have therefore been prepared on a going concern basis. |
Service charge accounts |
The company is the headlessor of Chestnut Court and as such acts as a trustee of the statutory trust in respect of service charge monies collected for the maintenance of Chestnut Court. Income and expenditure arising as a result of these transactions is shown in separate service charge accounts for the property including any cash balances held and do not form part of the annual accounts of the company and are not filed at Companies House. |
