The directors present their report with the financial statements of the company for the period ended 31 May 2024

Principal activities of the company

The principal activity of the company as a non-profit Community Interest Company, is to benefit its community by managing certain activities at the renovated Victorian Railway Station which has become an essential village hub, offering the community a Cafe, a space in which community events are arranged from time-to-time and which may also be hired for classes, clubs and private events. The CIC is party to a Tenancy-at-Will Agreement for the station building.

Additional information

The Station at Hollingbourne CIC manages, through a Tenancy-at-Will Agreement a renovated railway station building for the local community, from which we operate a communuiy Cafe, and make it available as a multi-use hub in a versatile space, for events such as pop-up cinema, pilates group, local society meetings, book exchange and private hire. The old station ticket office and booking hall had been disused for more than 32 years, falling into disrepair. With very generous support of key benefactors - during the renovation phase and to prepare for start of retail operations - The Station at Hollingbourne has been operating as at the date of this report for five months, with a community Cafe at its core. It operates on a not-for-profit basis and aims to improve social inclusion and community integration. The Station is run as a Community Interest Company with a governing board of local people who are committed to meet the need for a social space in the village, bringing together many interest groups and ages, and visitors who use the essential Hollingbourne transport hub to walk or cycle the Hollingbourne’s Kent Downs National Landscape via the North Downs, the Pilgrims Way, and indeed Leeds Castle. In this financial year, the Company commenced trading with a graduated start with Event space hire and simple Cafe operations from October 2023, before the launch of The Signal Box Cafe, the brand for our community Cafe, on 8 January 2024 which has become a popular and essential community hub. In this financial year, no directors or officers of the CIC have received any remuneration of any kind.

Company activities and impact

The company runs The Station at Hollingbourne, with its Signal Box Cafe, through local people who are committed to meeting the need for a social a community hub in the village. Starting with Event space hire and simple cafe operations from October 2023, then the full launch of its Signal Box Community Cafe, on 8 January 2024 which has become a popular and essential community hub. - bringing together local people and in particular giving those who would otherwise suffer from social or rural isolation a place that they are vested in, can meet many people for a chat and a nourishing breakfast or lunch - it encourages active travel and social cohesion with villagers giving each lifts on rainy days - it has increased the incidence of active travel and tourism in the area, with more diverse interest groups and ages visiting, using the Hollingbourne transport hub to walk or cycle the Kent Downs National Landscape via the North Downs, the Pilgrims Way, and indeed Leeds Castle. - in its first year, the CIC raised significant grant funding from a number of generous benefactors to allow us to fit out and equipment our community rooms - it created two employed roles - Signal Box Cafe team for one full time and one part time individual - it served more than 1,600 meals, coffees, cake and goodies - it held three Fairs (Heritage, Christmas and Spring) and screened 5 films in pop-up cinemas - it hosted a regular Games Club for young diverse people, meetings and various interest groups including the panto group, the garden society and more - it hosted Paws on the Platform with Guide Dogs for the Blind, it has been commended and awarded by Community Rail Partnership and also won volunteer of the year awards - it showcased the work of local artisans, displaying their craft or produce, such as the work of a local framer, plumber, floor specialist, bakers and dog treat makers. - our volunteers together gave more than 2,000 hours of their time to either provide and manage the facilities or the CIC, or to staff the Signal Box Cafe. In this financial year, no directors or officers of the CIC received any remuneration of any kind. The Station at Hollingbourne operates as a non-profit enterprise which aims to improve social inclusion and community integration.

Consultation with stakeholders

Before opening the community rooms at Hollingbourne Station, the CIC held engagement events to gauge interest in how the space might be used. The team visited other renovated station hubs to hear of their experiences and lessons learned. It listened to the views of the active travel community and will be installed upgraded external facilities for cyclists and walkers this Spring. It engaged the village in the CIC's quest to create a 'heritage hub' with relevant railway related memorabilia being curated and the local community taking ownership in helping to put that together. It consulted on which films the community would want us so screen at its pop-up cinemas, with limited success as no single preference was concluded leaving some people pleased and others less so. It continues to seek volunteers across all disciplines of running a community hub and Cafe, and has attracted younger people including work experience as well as those with wide experience and interests.
