Accounting policy for service charges |
The company is responsible for the management of Barkery Mews and Rutand House Flats in Pyne Road, Surbiton, Surrey and collects service charges from lessees / freeholders in order to fund expenditure incurred in the management of the Esatate and Flats. These service charge funds are held in trust for the lessees as required by the Landlord and Tenant Act 1987. Transactions relating to the management of the property are reported separately to the lessees / freeholders and are excluded from the company's financial statements. |

The Company has no income or expenditure in its own right. All transactions in the year relate to maintenance of the common parts in accordance with the Leases of the Rutland House Flats or the Transfer Deeds in relation to the Bakery Mews Houses. Income and expenditure arising from these transactions is shown in separate Service Charge Accounts for the combined property that do not form part of annual accounts of the Company and are not filed at Companies House. All service charge monies received from the leaseholders of Rutland House Flats or the Freeholders of the Bakery Mews Houses are held on trust for the going maintenance of the Flats and Estate by the Managing Agents.. |
