The directors present their report with the financial statements of the company for the period ended 29 September 2024

Principal activities of the company

The purpose of the company is hold the freehold for the development comprising 30 flats known as Ardross Court situated at 150 Creffield Road, Acton, Ealing, London W3. Ground rents are no longer collected. The company has no other income or expenditure in its own right, all transactions in the year being related to the maintenance of common parts in accordance with the lease. Service charges collected are held on trust for the purpose of meeting the relevant costs in relation to the property in accordance with the provisions of section 42 of the Landlord and Tenant Act 1987.

Additional information

The company has no income or expenditure in its own right. The company contracts with third parties in its own name for the supply of services to the property and all transactions in the year relate to maintenance of the common parts in accordance with the lease. Income and expenditure arising from these transactions is shown in separate service charge accounts for the property that do not form part of annual accounts of the company and are not filed at Companies House. All service charge monies received from the residents of Ardross Court, Ealing are held on trust for the residents.
