1. STATUTORY INFORMATION

2. ACCOUNTING POLICIES

Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.

Turnover
Turnover represents service charges, insurances and shared costs recoverable from residents.

Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.
Fixtures and fittings - 25% on reducing balance

Investments in subsidiaries
Investments in subsidiary undertakings are recognised at cost.

8. PROVISIONS FOR LIABILITIES - continued

The company has an obligation to carry out external painting on a periodic basis.

In the year to 31 December 2024 provisions have been made for the Common and Lessee Amenities reserves for future major expenditure totalling £61,000 (2023 - £24,000) as well decorating £5,000 (2023 - £Nil). Professional advice indicates that significant works will be required on the Estate in future years; it is the Company's policy to ensure that adequate reserves are set aside from regular Service Charge income, rather than making special calls for funds from Leaseholders on an ad-hoc basis.

9. CONTINGENT LIABILITIES

The company has given an unlimited guarantee in respect of the financial obligations and liabilities of its subsidiary company Chiltlee Manor Investments Limited.

10. RELATED PARTY DISCLOSURES

In 2020, the company borrowed £10,000 from its subsidiary Chiltlee Manor Investments Ltd, to fund unexpected costs. The loan has been fully repaid in this financial year..
