| The company has an obligation to carry out external painting on a periodic basis. |
| In the year to 31 December 2024 provisions have been made for the Common and Lessee Amenities reserves for future major expenditure totalling £61,000 (2023 - £24,000) as well decorating £5,000 (2023 - £Nil). Professional advice indicates that significant works will be required on the Estate in future years; it is the Company's policy to ensure that adequate reserves are set aside from regular Service Charge income, rather than making special calls for funds from Leaseholders on an ad-hoc basis. |
| 9. | CONTINGENT LIABILITIES |
| The company has given an unlimited guarantee in respect of the financial obligations and liabilities of its subsidiary company Chiltlee Manor Investments Limited. |
| 10. | RELATED PARTY DISCLOSURES |
| In 2020, the company borrowed £10,000 from its subsidiary Chiltlee Manor Investments Ltd, to fund unexpected costs. The loan has been fully repaid in this financial year.. |
