The trustees who are also directors of the charity for the purposes of the Companies Act 2006, present their report with the financial statements of the charity for the year ended 31st March 2025. The trustees have adopted the provisions of Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019).

Objectives and activities

Board

The charity is governed by a board of directors which meets regularly and is responsible for all strategic decisions. Quarterly board meetings are open to all members.

Vision, objectives and activities

Soirbheas' vision is for a more vibrant, growing and greener community. The charity has adopted a set of values, which guide all of its activities. Those values are: Communicative, Caring, Collaborative, Committed and Credible. Further details can be found on the Charity's website at www.soirbheas.org in the "About Us" section.

The charity objectives are:-

To manage community land and associated assets for the benefit of the community of Strathglass and Glen Urquhart and the public in general following principles of sustainable development;

To provide recreational facilities and activities with the object of improving the conditions of life of the community and following principles of sustainable development;

To promote for the public benefit rural regeneration following principles of sustainable development, in areas of social and economic deprivation within the community;

To advance the education of the community about its environment, culture, heritage and history; and

To advance environment protection and improvement including preservation and conservation of the natural environment, the promotion of sustainable development, the maintenance, improvement and provision of environment amenities for the community, and the preservation of building or sites of architectural, historic or other importance to the community.

This report covers the charity's eleventh year of grant distribution with total grant award in this financial year of £168,079.

We had another very active year, awarding 12 Tier 1 grants, 8 Tier 2 grants, 1 Tier 3 grant and 2 apprenticeship grants. The number of awards demonstrate that Soirbheas has been able to support vibrant community organisations across Strathglass and Glen Urquhart to deliver much needed support to their communities.

GURCA - Hall refurbishment project

In addition, during the year two apprenticeship awards were made in the Care and Hospitality sectors respectively. A total of £43,250 was awarded. Soirbheas are currently supporting 5 apprenticeships in Glen Urquhart and Strathglass. A summary of the grants awarded can be found at www.soirbheas.org.

The board continue to carefully assess levels of funding available to support community needs and how this can be optimised for maximum community benefit in line with the charity objectives while ensuring sufficient cash reserves to manage any operational risks.

Corrimony Energy Ltd (CEL)

The charity's primary source of income continues to be profits generated by CEL from the Corrimony Windfarm. The wind farm has been generating income for eleven years. Overall performance of the wind farm is reliable but varies due to wind speeds, power prices and other factors. Performance details of the windfarm are included on the Soirbheas website at www.soirbheas.or/wind-farm-performance.

SSE Bhlaraidh Wind Farm
Since 2016, Soirbheas has been in receipt of Community Benefit funds from SSE's Bhlaraidh Wind Farm (on the border of Invermoriston and Fort Augustus Community Council area). The funding is allocated to support the Apprenticeships programme, community development and any underspend is allocated to the Tier 2 grant programme. The Bhlaraidh project provides an inflation linked community benefit payment to the community, which is independent of both weather and financial performance, resulting in a predictable source of revenue.

Green Highland Renewables - Shenval Micro Hydro and Coiltie Micro Hydro.
Both schemes provide a small annual community benefit payment which support our community services and projects.

Sunflower Care at Home
In early 2023, Soirbheas began to work in partnership with Sunflower Home Care, part of Highland Hospice, to bring a Home Care Service to the Strathglass and Glen Urquhart areas. Sunflower Home Care was established to work in partnership with local communities to provide a Care at Home Service for people over the age of 18 with varying health and social care needs. The care provided is person-centred, enabling people to remain at home.
Soirbheas' main role is to support the local service with staff recruitment and retention.
The service went live across Glen Urquhart and Strathglass in July of 2023 and currently provides an average of 45 hours of care per week to 7 people we support within the area.
The staff team all live locally and are managed by a Coordinator.

Glens Befriending Service
In August 2023, Soirbheas appointed a Befriending Co-ordinator to manage and coordinate the Glens Befriending Service, delivered in partnership with Highland Hospice. The service aims to support people of all ages in the Glen Urquhart or Strathglass area who are feeling isolated or lonely by matching them to a volunteer for weekly contact.

Heritage Trails
The 2024/25 financial year saw the successful launch of two new heritage trails - the Strathglass Heritage Trail and the Glen Urquhart Heritage Trail - celebrated with community events in Cannich and Drumnadrochit in September 2024. Developed in collaboration with Strathglass Heritage Association and Glen Urquhart Heritage Group and supported by funding from Historic Environment Scotland and Soirbheas, the trails encourage locals and visitors to explore the area's rich cultural landscape. The Strathglass Trail features 12 sites with interpretation signage or posts, while the Glen Urquhart Trail includes a central map at Loch Ness Hub and six interpretation panels across key locations.

Tattie Day
Tattie Day 2025 was held on April 5th in Drumnadrochit and raised £720 for the Glen Urquhart Horticultural Society. The event featured a wide variety of seed potatoes - Pentland Javelin, Swift, Charlotte (organic), Kestrel, Maris Piper (organic), Alouette (organic), Maris Piper, and more. For the first time, veggie plugs from Abriachan Community Garden were available, including broccoli, cauliflower, leeks, rainbow chard, spinach, and others. Highlights included a seed swap, local produce market, handmade goods from the Men's Shed, on-site food vendors, and the Googly Tattie Challenge.

Development Support Days
Whilst managing the Grant programmes and wider initiatives continues to be the primary role of the Soirbheas community development team, Development Support Days have continued to provide additional support to local organisations. This allows local groups a formal way to gain support of our team for a discrete piece of work or help to deliver larger projects or add capacity to a group to develop a new service.

Glen Urquhart Community Action Plan
The plan, which looks at both short term and long-term outcomes for the Glen Urquhart area, was produced and is delivered in conjunction with local partners including GURCA and Glen Urquhart Community Council. Soirbheas and partners meet regularly to monitor their progress in delivering the outcomes contained in the plan. Details of the actions and outcomes can be found on the Soirbheas website at www.soirbheas.org/community-action-plans.

Community Benefit
Soirbheas continues to monitor and, where appropriate, engage with the developers of renewable energy projects in the glens whilst retaining strict neutrality regarding any planning matters. Our objectives are to ensure that, should any project proceed to operation, the flow of community benefit to the glens can be optimised and distributed for the benefit of Strathglass and Glen Urquhart.

Marketing and Communications
Both social media and the website are utilised effectively and Soirbheas membership is continuing to grow. Membership forms can now be found on our website and applications can be made online. Autumn and Spring Newsletters were distributed to members electronically and to households on the open register. Copies can be viewed www.soirbheas.org.

Staffing
The Community Development team remain active in providing advice and guidance to local groups, including support towards securing matched funding from other sources in addition to Soirbheas awards maximising the charity's overall benefit to the community. They maintain the excellent relationship with our funders and continue to build on the partnership working in the community.

Principle risks
The board continue to carefully assess levels of funding available to support community needs and how this can be optimised for maximum community benefit in line with the charity objectives whilst ensuring sufficient cash reserves to manage any operational risks. Soirbheas' operational forecast continues to take a cautious view but the charity's position continues to be strong. The directors have continued to assess the risks to which the charity is exposed and these, together with the actions to mitigate those risks, are documented in the risk register which is reviewed regularly.

Financial review
Financial position
Incoming resources for the year totalled £269,169 (2024- £232,412). Resources expended in the year totalled £285,064 (2024 - £369,243). Income for the period includes donations from the charity's wholly owned subsidiary, Soirbheas Trading Limited, of £nil (2024 - £nil), CEL income of £170,000 (2024- £140,000), Community Benefit of £25,636 (2024 - £21,966) and SSE Community Benefit of £71,946 (2024 - £70,275).

OSCR guidelines require that charities maintain reserves equivalent to a minimum of three months' operational costs. The charity receives its income at six monthly intervals and in line with this the directors consider it appropriate to maintain reserves equivalent to six month's operational costs.

At the balance sheet date the charity had total funds of £208,849 (2024 - £224,744). Cash reserves totalled £292,737 (2024 - £336,021) with grants awarded of £216,160 (2024 - £225,314) still to be paid over by the charity.

Financial review
Going concern
These financial statements have been prepared under the going concern basis as assessed by the trustees.

The trustees are not aware of any material uncertainties that may impact continuing as a going concern.

The factors considered by the trustees for this basis are the charity's projected and relatively consistent income from its shared ownership investment and community benefit agreements and ongoing ability to adjust its grants funding programme budget to match available income

Future plans
Soirbheas recognises that demand for grant funding is on the increase and will work with local organisations to both maximise its own grant offer and support them to seek and secure funding from other funding organisations. During the coming 12 months Soirbheas will strengthen its partnerships with Highland Hospice and continue to support the delivery of home care in Strathglass and Glen Urquhart.

Structure, governance and management
Governing document
The charity is controlled by its governing document, a deed of trust, and constitutes a limited company, limited by guarantee, as defined by the Companies Act 2006.

Related parties
As at 31 March 2025, Soirbheas Trading Limited owed the charity £47,571 (2024 - £47,571). Loans were previously granted to enable the company to settle costs associated with the Corrimony windfarm development. These loans are interest free and there are no formal repayment terms. During the year the charity received a donation of £nil (2024 - £nil) from Soirbheas Trading Limited.

I report on the accounts for the year ended 31st March 2025 set out on pages eight to sixteen.

Respective responsibilities of trustees and examiner
The charity's trustees are responsible for the preparation of the accounts in accordance with the terms of the Charities and Trustee Investment (Scotland) Act 2005 and the Charities Accounts (Scotland) Regulations 2006 (as amended). The charity's trustees consider that the audit requirement of Regulation 10(1)(a) to (c) of the Accounts Regulations does not apply. It is my responsibility to examine the accounts as required under Section 44(1)(c) of the Act and to state whether particular matters have come to my attention.

Basis of the independent examiner's report
My examination was carried out in accordance with Regulation 11 of the Charities Accounts (Scotland) Regulations 2006. An examination includes a review of the accounting records kept by the charity and a comparison of the accounts presented with those records. It also includes consideration of any unusual items or disclosures in the accounts, and seeking explanations from you as trustees concerning any such matters. The procedures undertaken do not provide all the evidence that would be required in an audit, and consequently I do not express an audit opinion on the view given by the accounts.

Independent examiner's statement
In connection with my examination, no matter has come to my attention :

(1) which gives me reasonable cause to believe that, in any material respect, the requirements

- to keep accounting records in accordance with Section 44(1)(a) of the 2005 Act and Regulation 4 of the 2006 Accounts Regulations; and
- to prepare accounts which accord with the accounting records and to comply with Regulation 8 of the 2006 Accounts Regulations

have not been met; or

(2) to which, in my opinion, attention should be drawn in order to enable a proper understanding of the accounts to be reached.

1. Accounting policies

Basis of preparing the financial statements
The financial statements of the charitable company, which is a public benefit entity under FRS 102, have been prepared in accordance with the Charities SORP (FRS 102) 'Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019)', Financial Reporting Standard 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland' and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.

Income
All income is recognised in the Statement of Financial Activities once the charity has entitlement to the funds, it is probable that the income will be received and the amount can be measured reliably.

Expenditure
Liabilities are recognised as expenditure as soon as there is a legal or constructive obligation committing the charity to that expenditure, it is probable that a transfer of economic benefits will be required in settlement and the amount of the obligation can be measured reliably. Expenditure is accounted for on an accruals basis and has been classified under headings that aggregate all cost related to the category. Where costs cannot be directly attributed to particular headings they have been allocated to activities on a basis consistent with the use of resources.

Grants offered subject to conditions which have not been met at the year end date are noted as a commitment but not accrued as expenditure.

Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.


Fixtures and fittings - 25% on reducing balance

Taxation
The charity is exempt from corporation tax on its charitable activities.

Fund accounting
Unrestricted funds can be used in accordance with the charitable objectives at the discretion of the trustees.

Restricted funds can only be used for particular restricted purposes within the objects of the charity. Restrictions arise when specified by the donor or when funds are raised for particular restricted purposes.

Further explanation of the nature and purpose of each fund is included in the notes to the financial statements.

Limited by guarantee
Soirbheas is a company limited by guarantee and accordingly does not have a share capital. Every member of the company undertakes to contribute such amount as may be required not exceeding £1 to the assets of the charitable company in the event of its being wound up while he or she is a member, or within one year after he or she ceases to be a member.
