The directors present their report with the financial statements of the company for the period ended 30 November 2024

Principal activities of the company

The principal activity of the company during the year was the management and maintenance of the communal land and facilities serving the nine freehold properties at Berkeley Mews.

Additional information

During the year, the company undertook a programme of essential remedial works to ensure safety, security, and the proper upkeep of the estate’s shared areas. The main works carried out were: (a) Rear perimeter fencing – repaired and strengthened following an attempted break-in, to restore security and prevent unauthorised access. (b) Barbed wire refitted – reinstated along vulnerable boundary sections to reduce trespass risk and safeguard residents. (c) Car park pothole repairs – completed to remove hazards, improve vehicle access, and maintain a safe and usable communal surface. (d) Tree removal and rear gate replacement – a large tree in the car park obstructing an emergency exit was removed, and the CIC arranged for a replacement rear gate to be installed, as the existing gate had become rotten and unsafe. These works were funded from the variable rentcharge contributions payable under the Fifth Schedule of the property title deeds.

Company activities and impact

The principal activity of the company during the period was the management and maintenance of the communal land and facilities serving the nine freehold properties at Berkeley Mews. During the reporting period, the company undertook essential maintenance and security works to protect and enhance the shared community areas used by the nine freehold properties within the estate. The principal works carried out were: -Rear perimeter fencing – repaired and strengthened following an attempted break-in, in order to restore security and prevent unauthorised access. -Barbed wire refitted – reinstated along the vulnerable boundary sections to reduce the risk of further trespass and safeguard residents. -Car park pothole repairs – undertaken to remove hazards, improve vehicle access, and maintain a safe and usable communal surface for all property owners. -Tree removal and rear gate replacement – a large tree in the car park that was obstructing an emergency exit was removed. To ensure the boundary remained secure, the CIC arranged for the installation of a replacement rear gate, as the existing gate had become rotten and unsafe. These works were funded from the variable rentcharge contributions payable under the Fifth Schedule of the property title deeds and were carried out in the interests of community safety, security, and the proper upkeep of the estate’s shared land and facilities.

Consultation with stakeholders

As all nine property owners are members of the CIC, stakeholders are consulted informally and directly. Issues are raised and discussed at residents’ meetings and through direct correspondence with directors.
