| 1. | STATUTORY INFORMATION |

| The presentation currency of the financial statements is the Pound Sterling (£). |
| Figures in the accounts have been rounded to the nearest £. |
| 2. | ACCOUNTING POLICIES |
| Basis of preparing the financial statements |
| The financial statements have been prepared on a going concern basis due to the continued financial support of other related parties. |
| Turnover |
| Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes. |
| Investment property |
| Investment property is shown at most recent valuation. Any aggregate surplus or deficit arising from changes in fair value is recognised in profit or loss. |
| The portfolio of investment property was valued at current market value by the director. Recent purchase prices, renovation costs and market movements have all been considered in reaching the valuation. |
| Taxation |
| Taxation for the year comprises current and deferred tax. Tax is recognised in the Statement of Income and Retained Earnings, except to the extent that it relates to items recognised in other comprehensive income or directly in equity. |
| Current or deferred taxation assets and liabilities are not discounted. |
| Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date. |

| Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date. |

| 10. | OTHER FINANCIAL COMMITMENTS |
| The company has provided a guarantee of £1.3m to Natwest bank regarding a loan taken out by another company under the control of the director, Mr F Tailor. This guarantee is supported by first legal charges on various freehold property owned by the company. |
| 11. | RELATED PARTY DISCLOSURES |
| Included within Other creditors are loans of £4,514,999 (2023 £3,920,900) from other companies under the control of the director, Mr F Tailor. In addition, this other company has provided a cross-guarantee to National Westminster Bank PLC to the value of £2,250,000 on the bank loans owed by Zayray Developments Limited. |
