The director presents her annual report and financial statements for the year ended 30 March 2025.

Principal activities

The principal activity of the company is to act as the service manager of the flats and grounds known as 16 Trebovir Road on a non profit basis. The whole of service and management expenses are recoverable from the lessees in accordance with the terms of the respective leases.

 

On 18 July 2012 the company purchased the freehold of 16 Trebovir Road, London SW5. The purchase was funded by contributions from the leaseholders. During the year ended 31 March 2014 all of the leases were extended and the value of the freehold property and the shareholders loans have been reduced accordingly.

Review of the business

The company acts as a trustee in respect of service charge monies collected in accordance with the above property. Details of service charge monies have been excluded from the accounts as the company acts only in a trustee capacity in this connection. Separate service charge accounts are prepared and certified.

16 Trebovir Road Limited is a private company limited by shares incorporated in England and Wales. The registered office is c/o Principia Estate & Asset Management, The Studio, 16 Cavaye Place, London, SW10 9PT.

For the year ended 30 March 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies.

The director acknowledges her responsibilities for complying with the requirements of the Companies Act 2006 with respect to accounting records and the preparation of financial statements.

The members have not required the company to obtain an audit of its financial statements for the year in question in accordance with section 476.

These financial statements have been prepared in accordance with the micro-entity provisions and in accordance with FRS 105 'The Financial Reporting Standard applicable to the Micro-entities Regime' and delivered in accordance with the provisions applicable to companies subject to the small companies regime.

The director of the company has elected not to include a copy of the profit and loss account within the financial statements.true
