The company's principal activity during the year was to act as lessor in respect of the long leases for Flats 1-12 Cranleigh Court, 4/5 Leinster Gardens, London.
The company has some income and expenditure in its own right in relation to areas which are not common parts; all other transactions in the year being related to the maintenance of the common parts in accordance with the property leases. Service charges collected in order to fund the maintenance of the common parts of the property, are held on trust for the purpose of meeting the relevant costs in relation to the property, in accordance with the provisions of Section 42 of the Landlord and Tenant Act 1987. As such these transactions are excluded from this set of accounts.
At 31 December 2024 the bank accounts in the company's name contained £12,065 (2023: £5,454) which are held on trust for the leaseholders under Section 42 of the Landlord and Tenant Act 1987, and as such are excluded from this set of accounts.
This company was incorporated to act as a flat management company. As such, any service charges received from the leaseholders are held in bare trust for their benefit and are therefore outside the scope of UK Corporation Tax and are not included in these accounts. Outside of the service charge arrangements, the company is entitled to receive specific income relating to the freehold of the building that it manages as landlord. Any investment income generated from these assets, or cash deposits, is subject to UK Corporation Tax liability thereon, is included in the profit and loss account in these financial statements.
