| The adoption of the TECH 03/11 Accounting for Service Charges published jointly by ICAEW, ARMA and RICS has resulted in the following policy: |
| The company is responsible for the management of Flats 1, 2, 3 and 4 The Mews, Mill Street, Bideford, Devon EX39 2JR and collects service charges from lessees in order to fund expenditure incurred in the management of the property. These service charge funds are held in trust for the lessees as required by the Landlord and Tenant Act 1987. Transactions relating to the management of the property are reported separately to the lessees and are excluded from the company's financial statements. |

| The Company has no income or expenditure in its own right. All transactions in the year relate to maintenance of the common parts in accordance with the Lease. Income and expenditure arising from these transactions is shown in separate Service Charge Accounts for the property that do not form part of Annual Accounts of the Company and are not filed at Companies House. All service charge monies received from the leaseholders of the relevant flats at The Mews, Mill Street, Bideford, Devon EX39 2JR and are held on trust for the leaseholders. |
