1. STATUTORY INFORMATION

2. ACCOUNTING POLICIES

Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.

Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.
Plant and machinery etc - 10% on cost

Land and buildings are shown at cost less any accumulated depreciation and any accumulated impairment losses.

Land and buildings are depreciated over their estimated useful economic life after taking the residual value of the assets into consideration. The directors consider the residual value of the company's land and buildings to be in excess of the original cost and consequently no depreciation is provided.

The residual value of the company's assets and whether the value has been impaired are considered by the directors on an annual basis.

On 8th May 2001, the company purchased the freehold of Clarendon Court, Sidmouth Road, London, NW2, which is subject to the leases granted on the 60 flats and 23 garages, and subject to the rights over the land thereto. Within the freehold purchase the company owns 2 of the garages.

7. LEGAL ACTION

The company, together with Termhouse (Clarendon Court) Management Limited, were defendants in a legal action which has now been determined in favour of both companies, and any recovery of costs or other amounts will in due course be reflected in the service charge accounts of Termhouse (Clarendon Court) Management Limited.
