Advances and credits
The proprietor and director Brian Fearn re-engaged the services of a builder in La Herradura. The objective in 2025 was to get the project house into a state that the new Estate Agents find acceptable to sell.Best defined as ready to apply for a license of first occupation. To get to this application stage a full list of tasks to be completed internally was drawn up for the builder.To achieve them meant not only workmen and materials on site, but also a mains electricity supply. In April 2025 owe applied for a three phase supply connection. A range of administrative errors by Endesa and then red tape over the validity of our construction license meant that at the date of filing these accounts (December 2025) we still do not have mains electricity and cannot pursue works. the project sits unoccupied incurring local taxes awaiting connection. Whenever finished and sold the project may accrue a capital gain. until then investment continues into the eleventh year of ownership.
