For the year ending 31 March 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies. The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts.
These accounts have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies' regime and in accordance with the provisions of FRS 102 Section 1A - Small Entities. The profit and loss account has not been delivered to the Registrar of Companies.

Transactions with related parties
Rubicon Homes (Hilltop) Limited is a 100% owned subsidiary company. At the balance sheet date there was a loan to Rubicon Estates Limited from Rubicon Homes (Hilltop) Limited of £1,228,930 (2024 - £1,298,903). The loan is subject to interest at a commercial rate and is repayable upon demand. Rubicon Homes (Fairoak) Limited is a 100% owned subsidiary company. At the balance sheet date there was a loan from Rubicon Estates Limited to Rubicon Homes (Fairoak) Limited of £1,096,098 (2024 - £1,040,298). The loan is subject to interest at a commercial rate and is repayable upon demand. Rubicon Homes (Gorsey) Limited is an associated company. At the balance sheet date there was a loan from Rubicon Estates Limited to Rubicon Homes (Gorsey) Limited of £Nil (2024 - £1,188,466). The loan is subject to interest at a commercial rate and is repayable upon demand. Luxury Personal Holdings Limited is a shareholder in Rubicon Estates Limited. At the balance sheet date there was a loan to Rubicon Estates from Luxury Personal Holdings Limited of £94,864 (2024 - £568,348). The loan is subject to interest at a commercial rate and is repayable upon demand. Octavia Luxury Holdings Limited is a shareholder in Rubicon Estates Limited. At the balance sheet date there was a loan from Rubicon Estates Limited to Octavia Luxury Holdings Limited of £233,049 (2024 - (£356,160)). The loan is subject to interest at a commercial rate and is repayable upon demand.
