These financial statements have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies' regime and in accordance with Section 1A of FRS 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland'.

In accordance with section 444 of the Companies Act 2006, the income statement has not been delivered.

For the year ending 31 March 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies.

Directors' responsibilities:

- The members have not required the company to obtain an audit of its financial statements for the year in question in accordance with section 476 ;

- The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of financial statements .

Notes to the Financial Statements

Year ended 31 March 2025

1. General information

The company is a private company limited by shares, registered in England and Wales. The address of the registered office is 436 Hook Road, Chessington, Surrey.

2. Statement of compliance

These financial statements have been prepared in compliance with Section 1A of FRS 102, 'The Financial Reporting Standard applicable in the UK and the Republic of Ireland'.

3. Accounting policies

Basis of preparation

The financial statements have been prepared on the historical cost basis, as modified by the revaluation of certain financial assets and liabilities and investment properties measured at fair value through profit or loss.

The financial statements are prepared in sterling, which is the functional currency of the entity.

Investment properties

Investment Properties at an original cost of £2,829,466 have been included at fair value of £5,067,233 the difference between Cost and Fair Value being transferred to a Revaluation Reserve, which under FRS 102 is then transferred to Profit and Loss Account, but not available for distribution. Valuation was made by Chartered Surveyors, Boyce Thornton as at 31st March 2023 and future valuations will be not less than every 5 years. Provision has been made for Deferred Taxation that might arise on the disposal of Properties at Fair Value.

The average number of persons employed by the company during the year amounted to 8 (2024: 8 ).

10. Related party transactions

Related Parties are L H Ransom Limited and Norsette Investment Company Limited. They provide Management Services and Brockett Investment Company Limited also provides a Loan together with these two companies. Management Services totalled £69,467 (2024: £80,335) within the year. The Related Party Loans are from Norsette Investment Company Ltd £853,296 (2024: £515,526), L H Ransom Ltd. £5,000 (2024: £5,000) and Brockett Investment Company Limited £145,000 (2024: £145,000) which are related by common shareholders. The Loans are repayable on demand and interest free.
