| The trustees who are also directors of the charity for the purposes of the Companies Act 2006, present their report with the financial statements of the charity for the year ended 30 April 2025. The trustees have adopted the provisions of Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019). |
| OBJECTIVES AND ACTIVITIES |
| Objectives and aims |
| The company's objects are the restoration of historical houses at Garenin, Isle of Lewis. These are now rented to Gearrannan Village Limited and the company is in receipt of rental income from this source. |
| ACHIEVEMENTS AND PERFORMANCE |
| Charitable activities |
| The maintenance of the blackhouses, intreriors, exteriors and surrounds continues from year to year. |
| The "Garenin Gallery", 8 Garenin was purchased by the Trust with a view to converting to additional self-catering accommodation. Preparatory assessments and plans relating to the renovation were carried out. The tenancy of the croft 8 Garenin was included in the purchase. |
| Water ingress to the kitchen area of Taigh Làta necessitated substantial intervention, with repairs to the drainage, stonework and thatch. |
| The annual service of the wind turbines was undertaken by Energee Ltd. |
| FINANCIAL REVIEW |
| Reserves policy |
| The Trustees continue to maintain the buildings to ensure that they are fit for purpose. Plans continue for the Laundry, Store, Taigh Thormoid 'an 'ic Iain building and Taigh Lata to be thatched with reeds. The newly purchased gallery will be converted to self-catering accommodation. |

| The Trustees continue to maintain the buildings to ensure that they are fit for purpose. |
| STRUCTURE, GOVERNANCE AND MANAGEMENT |
| Governing document |
| The charity is controlled by its governing document, a deed of trust, and constitutes a limited company, limited by guarantee, as defined by the Companies Act 2006. |
| The organisation is a charitable company limited by guarantee, incorporated on 21 June 1990 and registered as a Scottish charity. The company was established under a Memorandum of Association which established the objects and powers of the charitable company and is governed under its Articles of Association. In the event of the company being wound up members are required to contribute an amount not exceeding £1. |
| Recruitment and appointment of new trustees |
| Gearrannan can have fifteen directors of which nine are nominated and six are elected at the AGM. Carloway Historical Society, Carloway Community Association and Comhairle Nan Eilean Siar can nominate two each and The Lews Castle College, Scottish Natural Heritage and Western Isles Enterprise can nominate one each. |
| One third of directors are required to retire each year. The board may appoint an ordinary member as an ordinary director to fill a casual vacancy or be additional to the Board provided that the number of ordinary directors does not exceed six. |
| Risk management |
| The trustees have a duty to identify and review the risks to which the charity is exposed and to ensure appropriate controls are in place to provide reasonable assurance against fraud and error. |

| STATEMENT OF TRUSTEES' RESPONSIBILITIES |
| The trustees (who are also the directors of Urras Nan Gearrannan for the purposes of company law) are responsible for preparing the Report of the Trustees and the financial statements in accordance with applicable law and United Kingdom Accounting Standards (United Kingdom Generally Accepted Accounting Practice). |
| Company law requires the trustees to prepare financial statements for each financial year. Under that law, the trustees have elected to prepare the financial statements in accordance with United Kingdom Generally Accepted Accounting Practice (United Kingdom Accounting Standards and applicable law). |
| Under company law the trustees must not approve the financial statements unless they are satisfied that they give a true and fair view of the state of affairs of the charitable company and of the incoming resources and application of resources, including the income and expenditure, of the charitable company for that period. In preparing those financial statements, the trustees are required to |
| - | select suitable accounting policies and then apply them consistently; |
| - | observe the methods and principles in the Charities SORP; |
| - | make judgements and estimates that are reasonable and prudent; |
| - | prepare the financial statements on the going concern basis unless it is inappropriate to presume that the charitable company will continue in business. |

| STATEMENT OF TRUSTEES' RESPONSIBILITIES - continued |
| The trustees are responsible for keeping proper accounting records which disclose with reasonable accuracy at any time the financial position of the charitable company and to enable them to ensure that the financial statements comply with the Companies Act 2006. They are also responsible for safeguarding the assets of the charitable company and hence for taking reasonable steps for the prevention and detection of fraud and other irregularities. |
| This report has been prepared in accordance with the special provisions of Part 15 of the Companies Act 2006 relating to small companies. |

| I report on the accounts for the year ended 30 April 2025 set out on pages five to fourteen. |
| Respective responsibilities of trustees and examiner |
| The charity's trustees are responsible for the preparation of the accounts in accordance with the terms of the Charities and Trustee Investment (Scotland) Act 2005 and the Charities Accounts (Scotland) Regulations 2006 (as amended). The charity's trustees consider that the audit requirement of Regulation 10(1)(a) to (c) of the Accounts Regulations does not apply. It is my responsibility to examine the accounts as required under Section 44(1)(c) of the Act and to state whether particular matters have come to my attention. |
| Basis of the independent examiner's report |
| My examination was carried out in accordance with Regulation 11 of the Charities Accounts (Scotland) Regulations 2006. An examination includes a review of the accounting records kept by the charity and a comparison of the accounts presented with those records. It also includes consideration of any unusual items or disclosures in the accounts, and seeking explanations from you as trustees concerning any such matters. The procedures undertaken do not provide all the evidence that would be required in an audit, and consequently I do not express an audit opinion on the view given by the accounts. |

| 1. | ACCOUNTING POLICIES |
| Basis of preparing the financial statements |
| The financial statements of the charitable company, which is a public benefit entity under FRS 102, have been prepared in accordance with the Charities SORP (FRS 102) 'Accounting and Reporting by Charities: Statement of Recommended Practice applicable to charities preparing their accounts in accordance with the Financial Reporting Standard applicable in the UK and Republic of Ireland (FRS 102) (effective 1 January 2019)', Financial Reporting Standard 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland' and the Companies Act 2006. The financial statements have been prepared under the historical cost convention, with the exception of investments which are included at market value. |
| The presentation currency of the accounts is Pound sterling (£). The accounts are rounded to the nearest £1. |
| Financial reporting standard 102 - reduced disclosure exemptions |
| The charitable company has taken advantage of the following disclosure exemptions in preparing these financial statements, as permitted by FRS 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland': |
| • | the requirements of Section 7 Statement of Cash Flows; |
| • | the requirement of paragraph 3.17(d); |
| • | the requirements of paragraphs 11.42, 11.44, 11.45, 11.47, 11.48(a)(iii), 11.48(a)(iv), 11.48(b) and 11.48(c); |
| • | the requirements of paragraphs 12.26, 12.27, 12.29(a), 12.29(b) and 12.29A; |
| • | the requirement of paragraph 33.7. |
| Income |
| All income is recognised in the Statement of Financial Activities once the charity has entitlement to the funds, it is probable that the income will be received and the amount can be measured reliably. |
| Expenditure |
| Liabilities are recognised as expenditure as soon as there is a legal or constructive obligation committing the charity to that expenditure, it is probable that a transfer of economic benefits will be required in settlement and the amount of the obligation can be measured reliably. Expenditure is accounted for on an accruals basis and has been classified under headings that aggregate all cost related to the category. Where costs cannot be directly attributed to particular headings they have been allocated to activities on a basis consistent with the use of resources. |

| The Trustees have reviewed the depreciation policy of the buildings, which has been to write-off the original cost of the buildings over 50 years. The decision has been taken to cease depreciation on the buildings from 1 May 2019 due to the fact the market value of the buildings would likely be at least equal to the original cost value. The buildings are well maintained and any significant improvements are capitalised and depreciated separately, over 20 years. |

| During the year the subsidiary company, Gearrannan Village Limited paid a charitable donation of £73,079 (2024 - £22,322) to its parent company, Urras nan Gearrannan. In addition, rent of £1,000 (2024 - £1,000) was was due to Urras nan Gearrannan, in relation to the operation of the trade from the black houses at Garenin. |
| Included within debtors falling due within one year is a balance due by Gearrannan Village Limited to the company's parent company, Urras nan Gearrannan, of £73,079 (2024 - £22,322). There are no fixed repayment terms and interest is not charged on the balance. |
