| The general reserve had been established to meet the cost of large, non-regular repair and maintenance work. |
| The establishment of this general reserve, although contrary to the lease, was made with the agreement of the members so that surpluses remain in the company to cover large expenses rather than have these covered by a large one-off service charge in the future .However from 2022/23 it has been agreed that the service charges will now be in accordance with the lease. |
