| Basis of preparing the financial statements |
| These financial statements have been prepared in accordance with the provisions of Section 1A "Small Entities" of Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006, as applicable to companies subject to the small companies' regime. The financial statements have been prepared under the historical cost convention modified to include the revaluation of investment properties. |
| Going concern. |
| The company is reliant on support from the ultimate parent company and is supported by way of the intercompany loan. The parent currently has no intention of demanding repayment on the loan in the immediate future. In the opinion of the directors the going concern is appropriate. |
| Turnover |
| Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes. |
| Turnover represents rent receivable in relation to the accounting period after adjusting for rent free periods and other agreed rebates and discounts. VAT and other taxes are excluded. |
| Taxation |
| Taxation for the period comprises current and deferred tax. Tax is recognised in the Statement of Income and Retained Earnings, except to the extent that it relates to items recognised in other comprehensive income or directly in equity. |
| Current or deferred taxation assets and liabilities are not discounted. |
| Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date. |
| Deferred tax |
| Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date. |
| Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the period end and that are expected to apply to the reversal of the timing difference. |
| Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits. |
| Investment properties |
| Investment properties are reviewed annually with any change recognised in the profit and loss accounts. Any gains arising on the revaluation are taken to the fair value reserve. Where there is a negative revaluation, these balances are first reduced against the fair value reserve (if present) with any remaining balance being taken against the profit and loss account. The properties are valued by the directors unless a third party valuation is available. |

| The company's investment property is provided as security by way of 1st charge and debenture in respect of a facility of £24,500,000 loan in the parent company, Canadian & Portland Estates (Holdings) Limited. The loan is disclosed in the financial statements of Canadian & Portland Estates (Holdings) Limited. |
