    During the year the average number of employees was 1 (2024: 1).

  2. Capital Commitments Note

    At the reporting date, the company had entered into commitments in respect of the refurbishment of an investment property acquired during the year. The refurbishment project is ongoing and is expected to be completed in March 2026.

  3. Director Advances Credits Note

    During the year, the directors advanced funds to the company to assist with working capital requirements.

  4. Director Guarantees Note

    The director has provided personal guarantees in respect of the company’s banking and borrowing facilities, including the bridging loan secured against the company’s property.

  5. Financial Commitments Note

    At the reporting date, the company had financial commitments in relation to the ongoing refurbishment of a property acquired during the year. The refurbishment project is expected to complete in March 2026.
