| Basis of preparing the financial statements |
| Turnover |
| Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes. |
| Investments in subsidiaries |
| Investments in subsidiary undertakings are recognised at cost. |
| Stocks & work in progress |
| Stocks represent the purchase of property for development, conversion and resale inclusive of direct costs expended in the period. They are not revalued and are included at the lower of cost or net realiseable value, based on apportioned direct costs. |
| Development properties are held as trading stock and are stated at the lower of cost and net realisable value. Cost includes land, construction and development expenditure, professional fees and other costs directly attributable to bringing the development property to its present location and condition. |
| Borrowing costs directly attributable to the acquisition, construction or production of qualifying development properties are capitalised as part of development work in progress. Capitalisation commences when expenditure and borrowing costs are being incurred and activities necessary to prepare the property for sale are in progress, and ceases when substantially all such activities are complete. Capitalised borrowing costs are charged to cost of sales when the related property, phase or unit is sold. Other borrowing costs are recognised in profit or loss as incurred. |

| Taxation for the year comprises current and deferred tax. Tax is recognised in the Income Statement, except to the extent that it relates to items recognised in other comprehensive income or directly in equity. |
| Current or deferred taxation assets and liabilities are not discounted. |
| Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date. |
| Deferred tax |
| Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date. |
| Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the year end and that are expected to apply to the reversal of the timing difference. |
| Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits. |

| 8. | SECURED DEBTS |
| The loan facilities with Lendco Ltd and Clearwell Development Finance Three Limited were satisfied in the year. The company financed its new property developments during the year using loan facilities from SLC (HE) Limited. Under the terms of the finance, SLC (HE) Limited have a fixed and floating charge over the property being developed. The loan is repayable on demand and details of the charges are disclosed at Companies House. |

| At the year end, the company owed the following amounts to its shareholders, all of which were interest free and repayable on demand: |
