Fleeting Arts C.I.C. operates FLEET Studios, the only creative studio and gallery of its kind in the City of London. Based at Fleet House, 8-12 New Bridge Street, we transformed a vacant commercial building into an accessible, affordable hub for early-stage artists and creative individuals during a meanwhile-use period agreed with the building’s owner, Atenor, and the Fleet Street Quarter. The ground floor gallery is publicly accessible with ramp access and hosts a programme of free and ticketed exhibitions and events. The first floor provides private studio spaces and booths available to members at subsidised rates, enabling artists working across textiles, painting, sculpture, furniture design and other disciplines to practise in the heart of the city. The building’s location in the Fleet Street Quarter – long associated with literary and journalistic history – lends particular resonance to a project focused on creative production and community. During the financial year ending 30 June 2025, FLEET Studios delivered a broad programme of activities that benefited both individual creatives and the wider community. Key highlights from the period of operation to date include: 57 artists exhibited in our gallery; more than 450 visitors attended exhibitions and events; one London Living Wage full-time job was created; more than £25,000 was invested in creative facilities and equipment; and six artists used the space weekly, including three permanent studio holders. Events ranged from solo exhibitions attracting patrons associated with institutions including the Tate and Serpentine galleries, to a fashion show involving more than 30 young people, to the inaugural FLEET Art Fair, which engaged 27 artists across four days. The community benefit of FLEET Studios lies in addressing a clear and documented gap: the near-total absence of affordable creative studio provision in the City of London. By reinvesting revenue from studio rentals, events and partnerships back into the facilities, the company ensures that those who most need access to creative space are able to benefit from it. FLEET is designed as a proof-of-concept social enterprise, with the intention that the model can be replicated in future meanwhile-use and permanent sites, extending its community impact beyond Fleet House.
Our key stakeholders include: members of the local art community and the property owner (Atenor) and the Fleet Street Quarter. Where possible, decisions are made across the venue collectively to develop and maximise both their commercial performance and social impact. No formal stakeholder consultation was held.
