These financial statements have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies' regime and in accordance with Section 1A of FRS 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland'.

Notes to the Financial Statements
Period from 15th October 2024 to 31st October 2025
1. General information
The company is a private company limited by shares, registered in England and Wales. The address of the registered office is Kynaston House, Kinnerley, Oswestry, SY10 8EF.
2. Statement of compliance
These financial statements have been prepared in compliance with Section 1A of FRS 102, 'The Financial Reporting Standard applicable in the UK and the Republic of Ireland'.
3. Accounting policies
Basis of preparation
The financial statements have been prepared on the historical cost basis, as modified by the revaluation of certain financial assets and liabilities and investment properties measured at fair value through profit or loss.
The financial statements are prepared in sterling, which is the functional currency of the entity.
Revenue recognition
Turnover represents rental income and other income receivable in the period. Rental income is recognised on an accruals basis over the period to which it relates.
Income tax
Taxation comprises current corporation tax and deferred tax. Current tax is recognised on taxable profits for the period using tax rates enacted or substantively enacted at the reporting date. Deferred tax is recognised on timing differences arising from the revaluation of tangible fixed assets and is measured using tax rates expected to apply when the differences reverse.
Tangible assets
Tangible fixed assets are initially recognised at cost. The company’s freehold property is owner-occupied and used for business purposes. It is subsequently stated at valuation, being fair value at the date of revaluation, less any subsequent impairment losses. Land is not depreciated as it is considered to have an indefinite useful life. Revaluation gains are recognised in other comprehensive income and accumulated in equity within a revaluation reserve, except to the extent that they reverse a revaluation decrease previously recognised in profit or loss.
Impairment of fixed assets
Tangible fixed assets are reviewed at each reporting date to determine whether there is any indication of impairment. Where such an indication exists, an impairment loss is recognised where the carrying amount exceeds the recoverable amount.
Provisions
Provisions are recognised when the company has a present obligation as a result of a past event and it is probable that an outflow of economic benefits will be required to settle the obligation. Provisions are measured at the best estimate of the amount required to settle the obligation at the reporting date.
Financial instruments
The company has only basic financial instruments. Trade and other debtors, cash at bank and directors’ loans to the company are recognised at the amount receivable or payable. All financial instruments are measured at amortised cost.
