Average number of employees

The average monthly number of employees, including directors, during the year was 3 (2024 - 3).
The directors consider that the Company is entitled to exemption from audit under section 477 of the Companies Act 2006 and members have not required the Company to obtain an audit for the year in question in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Companies Act 2006 with respect to accounting records and the preparation of financial statements.
These financial statements have been prepared in accordance with the provisions applicable to entities subject to the micro-entities' regime.
The financial statements have been delivered in accordance with the provisions applicable to companies subject to the small companies regime.
The financial statements were approved and authorised for issue by the board and were signed on its behalf on 7 July 2026.

1.Accounting policies

Basis of preparation of financial statements
|
The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with Financial Reporting Standard 105 the UK and the Republic of Ireland and the Companies Act 2006.
During the year, the company changed its financial reporting framework from FRS 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006 to FRS 105 "The Financial Reporting Standard applicable to the Micro entities Regime" and the Companies Act 2006.
The directors have concluded that the company qualifies as a micro entity for the current financial period and has therefore adopted FRS 105, which provides a simplified reporting framework consistent with the size and nature of the company’s activities.
The transition has been applied in accordance with the requirements of Section 28 of FRS 105. Comparative figures have been restated where necessary to ensure consistency with the current period’s presentation. The adoption of FRS 105 has resulted in reduced disclosure requirements.
The transition resulted in a material adjustment to the opening balance sheet, primarily arising from the reversal of property revaluations; and the removal of deferred tax balances. Neither of which are recognised under FRS 105.
The cumulative effect of these changes was recognised as an adjustment to opening retained earnings at the date of transition. The impact of the transition reduced the company’s net assets by £1,415,804 at the start of the comparative period.
The following principal accounting policies have been applied:
Rent and Management Fees Receivable
Rent and management fees receivable represents the invoiced value of rental leases provided by the company, net of value added tax where applicable.
Leases
Rental income from operating leases is recognised on a straight-line basis over the term of the relevant lease. Initial direct costs incurred in negotiating and arranging an operating lease are added to the carrying amount of the leased assets and recognised on a straight-line basis over the term of the lease.
Investment property is measured at historic cost less accumulated depreciation and impairment. Cost includes the purchase price and any directly attributable expenditure incurred in acquiring the property. Revaluation is not permitted under FRS 105.
The company operates a defined contribution pension scheme. Contributions payable in respect of the accounting period are charged to profit or loss as they become payable in accordance with the rules of the scheme.
