| Basis of preparing the financial statements |
| The principal accounting policies applied in the preparation of these financial statements are set out below. These policies have been consistently applied to all the years presented, unless otherwise stated. |
| The financial statements have been prepared under the historical cost convention. Additionally, the financial statements have been prepared under FRS 102 (Section 1A). |
| The directors have a reasonable expectation that the company has adequate resources to continue in operational existence for the foreseeable future. The balance sheet is only negative due to developing the investment company. Rental income will be received once development has finished which is expected to be next year. Thus they continue to adopt the going concern basis of accounting in preparing the financial statements. |
| Critical accounting judgements and key sources of estimation uncertainty |
| In the application of the company's accounting policies, management is required to make judgements, estimates and assumptions about the carrying values of assets and liabilities that are not readily apparent from other sources. The estimates and underlying assumptions are based on historical experience and other factors that are considered to be relevant. Actual results may differ from these estimates. |
| The estimates and underlying assumptions are reviewed on an ongoing basis. Revisions to accounting estimates are recognised in the period in which the estimate is revised if the revision affects only that period, or in the period of the revision and future periods if the revision affects both current and future periods. |
| The director considers that there are no critical estimates used in the accounts preparation, as entries are backed up to subsequent supporting transactions |
| Tangible fixed assets |
| Tangible fixed assets are initially measured at cost and subsequently measured at cost or valuation, net of depreciation and any impairment losses. |
| Depreciation is recognised so as to write off the cost of valuation of assets less their residual values over their useful lives on the following bases: |

| Short term creditors are measured at the transaction price. Other financial liabilities are measured initially at fair value, net of transaction costs, and are measured subsequently at amortised cost using the effective interest method. |

| Taxation |
| Current tax is recognised for the amount of income tax payable in respect of the taxable profit for the current or past reporting periods using the tax rates and laws that have been enacted or substantively enacted by the reporting date. |
| Deferred tax is recognised in respect of all timing differences at the reporting date, except as otherwise indicated. |
| Deferred tax assets are only recognised to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits. If and when all conditions for retaining tax allowances for the cost of a fixed asset have been met, the deferred tax is reversed. |
| Deferred tax is calculated using the tax rates and laws that have been enacted or substantively enacted by the reporting date that are expected to apply to the reversal of the timing difference. |
| The tax expense (income) is presented either in profit or loss, other comprehensive income or equity depending on the transaction that resulted in the tax expense (income). |
| Provisions for liabilities |
| Provisions are recognised when the Company has a present (legal or constructive) obligation as a result of a past event; it is probable that an outflow of resources will be required to settle the obligation; and the amount of the obligation can be estimated reliably. |

| The value of assets under construction is £663,156 at 31 October 2025. The building is currently being developed with this expecting to end in the next financial year at which time the company will begin receiving rental income. Until construction is completed no depreciation is being reflected on these amounts. |

| National Westminster Bank PLC has a fixed and floating charge over all the property and undertakings of the company, in relation to a group level facility. This contains a negative pledge. |

| At 31 October 2025 there is a combined total of £120,000 owed to the directors of the company. There are no fixed repayment terms for these loans nor is any interest currently being charged. |

| Within other creditors, there is £337,254 owed to a company under common control. There is no fixed repayment term and no interest charged on this loan. |
