For the period ending 31 October 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies.
The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts.
These accounts have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies regime.
The company has taken advantage of section 444(1) of the Companies Act 2006 and opted not to deliver to the registrar a copy of the company's Profit and Loss Account.

Notes to the Financial Statements
1. General Information
Welkin Eastbourne Limited is a private company, limited by shares, incorporated in England & Wales, registered number 16043821 . The registered office is Cpc, Office A, Unit 4, Whitehall Waterfront, 2 Riverside Way, Leeds, LS1 4EH.
The company was incorporated on 28th October 2024. The financial statements cover the period from 28th October 2024 to 31st October 2025.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with Financial Reporting Standard 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006. The disclosure requirements of Section 1A of FRS 102 have been applied other than where additional disclosure is required to show a true and fair view.
The following principal accounting policies have been applied:
2.2. Going Concern Disclosure
These accounts have been prepared on the going concern basis on the understanding that the shareholders will continue to financially support the company to enable it to meet its liabilities as they fall due for a period of at least twelve months from the date of approval of the financial statements.
2.3. Stocks and Work in Progress
Stocks comprises land and properties held for resale as part of the company's property development trade. Stock is stated at the lower of cost and net realisable value. Cost includes the purchase price of land and buildings, professional fees and other directly attributable costs incurred in bringing the properties to their present condition. Net realisable value represents the estimated selling price less all estimated costs to complete and costs to sell.
2.4. Taxation
Tax is recognised in the statement of income and retained earnings for the period.
The current income tax charge is calculated on the basis of tax rates and laws that have been enacted or substantively enacted by the reporting date in the countries where the company operates and generates income.
2.5. Debtors
Short-term debtors are measured at transaction price, less any impairment.
2.6. Creditors
Short-term creditors are measured at transaction price.  This includes trade creditors, accruals, and amounts owed to associated companies.
Long‑term loans from shareholders and associated companies are recognised at the amount received and are not discounted. Interest‑bearing loans accrue interest in accordance with the loan agreement. Loans are classified as current liabilities when repayable within 12 months and as non‑current liabilities when repayable after more than 12 months.
2.7. Finance costs
Finance costs are charged to the statement of income and retained earnings over the term of the debt using the effective interest method so that the amount charged is at a constant rate on the carrying amount.

9. Related Party Transactions
At the period end, the company owed £833,333 to a shareholder and £1,666,667 to two associated companies under common control, totalling £2,500,000. These balances are included within other loans under long‑term creditors. The loans are unsecured, interest‑free, and repayable after more than 12 months.
In addition, the company has a long‑term interest‑bearing loan from a shareholder. This loan is secured by a registered charge over the company’s assets and is repayable after more than 12 months. Interest is charged at 12% per annum, and accrued interest of £253,990 is included within the loan balance. The total amount owed on this loan at the period end was £7,857,649, and is included within other loans.
At the period end, the company owed £63,283 to an associated company under common directorship. The balance arose from transactions between the two companies. The amount is interest‑free and repayable on demand.
