For the period ended 31 March 2026 the Company was entitled to exemption from audit under section 480 of the Companies Act 2006.

Members have not required the Company to obtain an audit for the period in question in accordance with section 476 of the Companies Act 2006.

The director acknowledges his responsibilities for complying with the requirements of the Companies Act 2006 with respect to accounting records and the preparation of financial statements.

The financial statements have been prepared in accordance with the provisions applicable to companies subject to the small companies regime and in accordance with the provisions of FRS 102 Section 1A - small entities.

The financial statements have been delivered in accordance with the provisions applicable to companies subject to the small companies regime.

The Company has opted not to file the profit and loss account in accordance with provisions applicable to companies subject to the small companies' regime.

1.


General information

CHS Investment Group Limited is a private company, limited by shares, domiciled and incorporated in England and Wales (registered number: 16066029). The registered office address is 25 Hanover Square, London, England, W1S 1JF.

The principal activity of the Company is to act as a holding company for two companies; a property development company and a property management company.

The Company's functional and presentational currency is GBP.

This is the Company's first set of accounts since being incorporated during the period.

2.Accounting policies

 
2.1

Basis of preparation of financial statements

The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with Financial Reporting Standard 102, the Financial Reporting Standard applicable in the UK and the Republic of Ireland and the Companies Act 2006. The disclosure requirements of Section 1A of FRS 102 have been applied other than where additional disclosure is required to show a true and fair view.

 
2.2

Going concern

The director has assessed the Company's ability to continue as a going concern for a period of at least twelve months from the date of approval of the financial statements. Having considered the financial support available from the director and the group's funding arrangements, the director considers it appropriate to prepare the financial statements on a going concern basis.

 
2.3

Valuation of investments

Investments in subsidiaries are measured at cost less accumulated impairment.

 
2.4

Debtors

Short-term debtors are measured at transaction price, less any impairment.

Loans receivable, including amounts due from group undertakings, are recognised at the transaction price. Loans are assessed for impairment at each reporting date and reduced where recoverability is uncertain.

 
2.5

Creditors

Short-term creditors are measured at the transaction price.

Loans payable, including amounts due to shareholders and other related parties, are recognised at the transaction price.

Employees

The Company has no employees other than the directors, who did not receive any remuneration.

Related party transactions

At the balance sheet date, the Company had outstanding balances with its director of £8,239,851 in respect of a loan provided to the Company. The Company also had outstanding balances due to and from its subsidiaries. All of the loans are interest free and repayable on demand.
