1. Accounting policies

The principal accounting policies are summarised below. They have all been applied consistently throughout the financial year and to the preceding financial year, unless otherwise stated.

General information and basis of accounting

Piscatorial Properties Limited (the Company) is a private company, limited by shares, incorporated in the United Kingdom under the Companies Act 2006 and is registered in England and Wales. The address of the Company's registered office is Blacklake Farm, Houghton, SO20 6LT, United Kingdom.

The financial statements have been prepared under the historical cost convention, modified to include the revaluation of freehold properties and to include investment properties and certain items at fair value, and in accordance with Section 1A of Financial Reporting Standard 102 (FRS 102) ‘The Financial Reporting Standard applicable in the UK and Republic of Ireland’ issued by the Financial Reporting Council and the requirements of the Companies Act 2006 as applicable to companies subject to the small companies regime.

The financial statements are presented in pounds sterling which is the functional currency of the Company and rounded to the nearest £.

Going concern

The company is a non‑trading company and does not carry out any trading activities. As such, it has minimal operational expenditure and no requirement for significant working capital. The directors have assessed the company’s financial position, including its cash resources and the ongoing financial support available from its subsidiary undertakings and/or shareholders.

The company meets its liabilities as they fall due through a combination of existing cash balances and group support. Based on this assessment, and taking into account that the company has no trading commitments, the directors have a reasonable expectation that the company has adequate resources to continue in operational existence for at least twelve months from the date of approval of these financial statements. Accordingly, the directors continue to adopt the going concern basis of accounting.

Tangible fixed assets

Tangible fixed assets are stated at cost or valuation, net of depreciation and any provision for impairment. Depreciation is provided on all tangible fixed assets, other than investment property and freehold land, at rates calculated to write off the cost or valuation, less estimated residual value, of each asset on a straight-line basis over its expected useful life, as follows:

Residual value represents the estimated amount which would currently be obtained from disposal of an asset, after deducting estimated costs of disposal, if the asset were already of the age and in the condition expected at the end of its useful life.

Impairment of assets

Assets, other than those measured at fair value, are assessed for indicators of impairment at each Balance Sheet date. If there is objective evidence of impairment, an impairment loss is recognised in the Profit and Loss Account as described below.

Financial instruments

Financial assets and financial liabilities are recognised when the Company becomes a party to the contractual provisions of the instrument.

Financial liabilities and equity instruments are classified according to the substance of the contractual arrangements entered into. An equity instrument is any contract that evidences a residual interest in the assets of the Company after deducting all of its liabilities.

Financial assets and liabilities are only offset in the Balance Sheet when, and only when there exists a legally enforceable right to set off the recognised amounts and the Company intends either to settle on a net basis, or to realise the asset and settle the liability simultaneously.

Revaluation of tangible assets

The fair value of the company’s freehold land and buildings was revalued on 31 October 2025 by the directors. An independent valuer was not involved in the revaluation.

The valuation of the freehold land, fishing rights, and buildings was carried out on an open‑market basis. The directors are aware that there has been no recent evidence of chalk‑stream fishing rights of this nature being sold. Fishing rights are generally sold together with residential property, making it difficult to isolate and determine the standalone value of a stretch of river in these circumstances.

The directors do not consider that there has been any significant change in the value of the company’s freehold land and buildings since their valuation in October 2025.
