Accounting policies
Significant accounting policies
The company undertakes no trading activity of its own. Its sole function is the management of common services on behalf of its members under the terms of the transfer applicable to the development. Costs incurred are recharged to members in full and the company does not seek to make a profit.
The company acts as agent in collecting and applying contributions from its members towards the cost of common services in accordance with the terms of the transfer. These funds, and related debtors and creditors, are held on trust for the members and are not treated as income and expenditure of the company. Any balance held for members at the year end is shown as a trust asset/liability, not as company funds.
During the year, funds for the maintenance of common services were collected and disbursed directly by a member of the company on the company's behalf, as the company does not operate its own bank account. Transactions are reflected in these accounts as amounts due to/from that member, included within creditors/debtors.
Going concern basis
The company's sole activity is the management of common services (including boundary maintenance and buildings insurance) on behalf of its members under the terms of the transfer applicable to the development. The company does not trade and has no assets or liabilities other than amounts arising from costs incurred on behalf of, and recoverable from, its members.
The company's ongoing costs are met by contributions from its members as and when required, and the directors have the ability to call for further contributions from members to meet any liabilities as they fall due. There is no reliance on external funding, borrowing, or third-party creditors beyond normal trade payables settled within the year.
On this basis, the directors consider it appropriate to prepare the accounts on a going concern basis, as the company has no exposure to trading risk and its costs are matched by recoverable contributions from its members.

Average number of employees
Average number of employees during the year was 0 (2024 : 0).

For the year ended 31 October 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies.
Directors' responsibilities:
The members have not required the company to obtain an audit of its accounts for the year in question in accordance with section 476.
The directors acknowledge their responsibilities for complying with the requirements of the Companies Act 2006 with respect to accounting records and the preparation of accounts.
These accounts have been prepared in accordance with the micro-entity provisions and FRS 105, the Financial Reporting Standard applicable to the micro-entities regime. The accounts have been delivered in accordance with the provisions applicable to companies subject to the small companies regime. The income statement has not been delivered to the Registrar of Companies.
The members have agreed to the preparation of abridged accounts.
