For the period ending 31 March 2026 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies. The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts.
These accounts have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies' regime and in accordance with the provisions of FRS 102 Section 1A - Small Entities. The profit and loss account has not been delivered to the Registrar of Companies.

Compliance with accounting standards
The accounts have been prepared in accordance with the provisions of FRS 102 Section 1A Small Entities. There were no material departures from that standard.

Accounting policies
These financial statements for the period from 13 March 2025 to 31 March 2026 are the first financial statements that comply with FRS 102 Section 1A Small Entities. The date of transition is 13 March 2025. The transition to FRS 102 Section 1A Small Entities has resulted in a small number of changes in accounting policies to those used previously. The nature of these changes and their impact on opening equity and profit for the comparative period are explained in the notes below.
Basis of preparation
The accounts have been prepared under the historical cost convention as modified by the revaluation of certain fixed assets.
Presentation currency
The accounts are presented in £ sterling.
Investment property
Investment property comprises residential properties held to earn rental income and/or for capital appreciation. Investment property is initially recognised at cost, including purchase price and directly attributable acquisition costs such as legal fees, Stamp Duty Land Tax and professional fees. Subsequently, investment property is measured at fair value at each reporting date. Any gains or losses arising from changes in fair value are recognised in the profit and loss account. Investment property is not depreciated.
Turnover
Turnover represents rental income receivable from investment properties during the year and is recognised on a straight-line basis over the period to which it relates.
Borrowings
Borrowings are initially recognised at the transaction price and are subsequently measured at amortised cost using the effective interest method.

Finance costs
Finance costs, including mortgage interest and loan arrangement fees, are recognised in profit or loss over the period of the related borrowing using the effective interest method.

During the year, the company acquired three investment properties. One property was acquired using funds introduced by the directors and two properties were acquired with the assistance of mortgage finance. Transactions with related parties
During the year, the directors advanced funds to the company to assist with the acquisition of investment properties. At 31 March 2026, the balance due to the directors was £390,480. Unless otherwise agreed, the balance is unsecured, interest-free and repayable on demand.
