| Basis of preparing the financial statements |
| Critical accounting judgements and key sources of estimation uncertainty |
| The directors have made judgements in determining the fair value of the investment properties. This valuation of investment properties is dependent on external factors such as the availability of fixed rate investments in the market as well as factors specific to the nature of the investment. The valuation is also dependent upon the timing and extent of future rental uplifts. Valuations are prepared by the directors with the underlying assumptions reviewed on an ongoing basis. Actual results in the future may differ from those reported and as such the carrying value remains sensitive to fluctuations in the market. |

| Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes. |
| Turnover represents the value of property sales completed during the year. All trading is carried out within the UK. |

| Land held for development is valued at the lower of cost and estimated net realisable value. |
| Completed properties and work in progress are valued at the lower of cost and estimated net realisable value. Cost represents land, materials, subcontractors, labour and site overheads. Net realisable value is based on estimated selling price less any further costs expected to be incurred to completion. |

| The company operates a defined contribution pension scheme. Contributions payable to the company's pension scheme are charged to profit or loss in the period to which they relate. |
