1. General Information

The presentation currency of the financial statements is in the Pound Sterling (£).
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention and in accordance with Financial Reporting Standard 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006.
As at 30 November 2025, the balance sheet reflects net current liabilities and an insolvent position of £2,771,538. The directors are of the opinion that this situation will reverse in the foreseeable future. In addition, included within creditors due within one year is an amount due to a participating interest amounting to £8,542,500, and they have given their assurance that they will not request repayment until the company has sufficient funds to do so. As such, the directors consider the going concern basis of preparation to be appropriate.
2.2. Turnover
Turnover represents the amounts receivable from the sale of land and property held as work in progress in the ordinary course of business, net of value added tax and trade discounts.
Revenue is recognised when control of the property has transferred to the purchaser, the amount of revenue can be measured reliably, it is probable that the economic benefits associated with the transaction will flow to the company, and the costs incurred or to be incurred in respect of the transaction can be measured reliably. For property sales, this is generally on legal completion, when the significant risks and rewards of ownership have passed to the purchaser.
Work in progress comprises land and property acquired or developed for resale and is recognised as inventory until the point at which the related sale is recognised as turnover.
2.3. Stocks and Work in Progress
Stocks and work in progress are valued at the lower of cost and estimated selling price less costs to complete and sell. Cost includes all costs of purchase, costs of conversion and other costs incurred in bringing stock to its present location and condition. Provision is made for damaged, obsolete and slow-moving stock where appropriate.
Following a third party valuation, an amount of £1,297,996 was written down due to impairment of work in progress (2024: £1,281,517).

2.4. Taxation
Taxation for the year comprises current and deferred tax. Tax is recognised in the Income Statement, except to the extent that it relates to items recognised in other comprehensive income or directly in equity.
Current or deferred taxation assets and liabilities are not discounted.
Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.
Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date.
Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in the financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the year end and that are expected to apply to the reversal of the timing difference.
Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.
