The financial statements have been prepared in accordance with the provisions applicable to companies subject to the small companies regime and in accordance with the provisions of FRS 102 Section 1A - small entities.

The financial statements have been delivered in accordance with the provisions applicable to companies subject to the small companies regime.

The Company has opted not to file the statement of comprehensive income in accordance with provisions applicable to companies subject to the small companies' regime.

1.Accounting policies

 
1.1

Basis of preparation of financial statements

The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with FRS 102 'The Financial Reporting Standard applicable in the UK and the Republic of Ireland' and the requirements of the Companies Act 2006. The disclosure requirements of Section 1A of FRS 102 have been applied other than where additional disclosure is required to show a true and fair view.

The following principal accounting policies have been applied:

 
1.2

Going concern

The financial statements have been prepared on a going concern basis. The directors consider that the company is expected to continue in operational existence and meet its liabilities as they fall due for at least twelve months from the date of approval of the financial statements. Accordingly, the going concern basis has been adopted.

  
1.3

Rental income

Rental income from investment properties is recognised in profit or loss on a straight-line basis over the term of the lease. Lease incentives granted to tenants, including rent-free periods and other inducements, are recognised as an integral part of the total rental income from the lease and are allocated over the lease term on a straight-line basis, resulting in a reduction of rental income over that period.

 
1.4

Interest income

Interest income is recognised in profit or loss using the effective interest method.

 
1.5

Finance costs

Finance costs are charged to profit or loss over the term of the debt using the effective interest method so that the amount charged is at a constant rate on the carrying amount. Issue costs are initially recognised as a reduction in the proceeds of the associated capital instrument.

 
1.6

Borrowing costs

All borrowing costs are recognised in profit or loss in the year in which they are incurred.

 
1.7

Investment property

Investment property is carried at fair value determined annually by external valuers and derived from the current market rents and investment property yields for comparable real estate, adjusted if necessary for any difference in the nature, location or condition of the specific asset. No depreciation is provided. Changes in fair value are recognised in profit or loss.

 
1.8

Debtors

Short-term debtors are measured at transaction price, less any impairment. Loans receivable are measured initially at fair value, net of transaction costs, and are measured subsequently at amortised cost using the effective interest method, less any impairment.

Cash and cash equivalents

Cash is represented by cash in hand and deposits with financial institutions repayable without penalty on notice of not more than 24 hours. Cash equivalents are highly liquid investments that mature in no more than three months from the date of acquisition and that are readily convertible to known amounts of cash with insignificant risk of change in value.

 
1.10

Creditors

Short-term creditors are measured at the transaction price. Other financial liabilities, including bank loans, are measured initially at fair value, net of transaction costs, and are measured subsequently at amortised cost using the effective interest method.

Amounts due to group undertakings are intercompany loans measured at cost. These loans are unsecured, interest free and repayable on demand.

The Company has no employees other than the directors, who did not receive any remuneration.

The directors have applied judgement in assessing the fair value of investment property in the absence of a current external valuation. Prior year adjustment

During the year, the company identified an error in the prior period relating to costs associated with the proposed acquisition of a property. In the prior year, an amount of £80,200, representing a deposit and an accrual for a second payment, was incorrectly expensed to the profit and loss account. 
In accordance with FRS 102, these costs should not have been expensed. As the acquisition had not completed and the amounts were considered refundable, they should have been recognised as "other debtors" within the Balance Sheet.
The following entries were made to correct this:
- Property expenses decreased by £80,200
- Other debtors increased by £80,200
The total effect of the above adjustment on retained earnings brought forward is £80,200.


10.


Controlling party

The company's ultimate parent undertaking is DA Heights and Properties LLP, a partnership registered in India. 


11.


Post balance sheet events

There were no adjusting or non-adjusting events occuring between the end of the reporting period and the date these financial statements were approved.
