For the period ending 28 February 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies.
The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts.
These accounts have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies regime.
The company has taken advantage of section 444(1) of the Companies Act 2006 and opted not to deliver to the registrar a copy of the company's Profit and Loss Account.

1. General Information
Ks Works Property Limited is a private company, limited by shares, incorporated in England & Wales, registered number 15505599 . The registered office is King Street Works, King Street, Drighlington, Bardford, BD11 1EJ.
During the year ended 28 February 2025, the company's property was not let to tenants and did not generate rental income. The property was undergoing renovation and improvement works throughout the period in preparation for future letting. Consequently, no turnover was recognised during the year.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention and in accordance with Financial Reporting Standard 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006.

10. Related Party Transactions
During the year the director, Mr Andrew Pickup, provided financial support to the company through a director's loan account to assist with the funding of the company's activities and property-related expenditure.
At 28 February 2025, the balance due to the director amounted to £25,113.44 (2024: £Nil). The balance is unsecured, interest free and repayable on demand.
Included within other creditors at 28 February 2025 is a balance of £1,550 (2024: £Nil) due to Pickup Investment Properties (Knaresborough) Ltd, a company under common control of the director, Mr Andrew Pickup. The balance arose in the normal course of business, is unsecured, interest free and repayable on demand.

Tangible Assets
Land and buildings are stated at cost or valuation. The property was independently valued during the period and the resulting surplus has been credited to the revaluation reserve. The directors review the carrying value annually and consider it appropriate to the company's circumstances.
Depreciation
Freehold land is not depreciated. The directors have reviewed the property and consider that any depreciation charge on the building element would be immaterial to the financial statements and therefore no depreciation has been provided.
