COMMUNITY INTEREST ANNUAL REPORT

SOUTH SIDE STUDIOS CIC

Company Number: 15274557 (England and Wales)

Year Ending: 30 November 2025

Company activities and impact

South Side Studios CIC provides affordable workspace and creative opportunities for artists, makers and other creative practitioners in Leighton Buzzard. During the financial year, the company continued to provide studio space at rates significantly below comparable commercial workspace, enabling local creatives to access secure and professional working space that might otherwise be unaffordable, and to remain in the heart of their communities in proximity to schools, services, and independent local traders. The CIC recognises that many artists and self-employed creative workers have irregular and unpredictable incomes. Where appropriate, South Side Studios has therefore offered flexible payment arrangements, including allowing additional time to pay, temporary payment deferrals and, in some circumstances, partial or full fee waivers or bursary-style support. This has enabled studio holders experiencing periods of reduced or irregular income to retain their workspace and continue their creative practice rather than having to give up their space due to short-term financial difficulty. During the year the CIC also invested significant time and financial resources in establishing The Co Lab, a temporary pop-up community and creative space in the former Wilko premises in Leighton Buzzard town centre. The project brought otherwise vacant commercial space back into productive use and provided accessible space for local artists, creative practitioners, organisations, workshops, events and community activities, as well as drove urgently-needed conversation around high street regeneration. Alongside a cohort of local arts and community organisations, South Side Studios CIC contributed towards the establishment and operation of the project as part of its wider objective of supporting local cultural activity and increasing access to affordable creative and community space. The CIC has also supported community and creative activities by making space available free of charge or at reduced cost where appropriate. Income generated by the CIC has been used to meet the costs of operating its spaces and reinvested into premises, facilities and projects which support the local creative community.

Consultation with stakeholders

The company’s principal stakeholders include its studio holders, users of its community and creative spaces, local artists and creative practitioners, and partner organisations. Consultation has taken place on an ongoing and informal basis through direct conversations, email and discussions concerning the operation and development of the spaces. Feedback from studio holders and other users has informed decisions about facilities, use of the spaces, affordability and flexible payment arrangements. The company has sought to respond to the practical needs of its creative community, including the particular challenges faced by self-employed people with irregular incomes. Regular studio events are held to connect and engage studio holders with our local community.
