| Basis of preparation | ||||||||
| Turnover | ||||||||
Turnover comprises revenue from property development activities and rental income derived from investment and development properties pending redevelopment. Revenue from property development activities is recognised over time by reference to the stage of completion of the development contract, measured by comparing costs incurred to date with the total estimated contract costs, where the outcome of the contract can be measured reliably. Rental income is recognised on a straight-line basis over the term of the relevant lease. |
||||||||
| Tangible fixed assets | ||||||||
| Land and buildings | over 50 years | |||||||
| Equipment and fittings | over 5 years | |||||||
| Motor vehicles | over 4 years | |||||||
| Development stock and work in progress | ||||||||
Cost comprises all expenditure directly attributable to the acquisition, development and construction of properties, including the purchase price of development land, stamp duty, professional fees, planning and design costs, site preparation, construction costs, infrastructure costs, borrowing costs where capitalisation criteria are met, and other directly attributable development expenditure. Net realisable value is the estimated selling price in the ordinary course of business less the estimated costs of completion and the costs necessary to make the sale. |
||||||||
| Debtors | ||||||||
| Creditors | ||||||||
Loans and other financial liabilities, including directors' loans and other borrowings due after more than one year, are initially recognised at transaction price net of any directly attributable transaction costs and are subsequently measured at amortised cost using the effective interest method. Creditors are classified as amounts falling due within one year or after more than one year according to the substance of the contractual arrangements at the reporting date. |
||||||||
| Taxation | ||||||||
Deferred tax is recognised in respect of all timing differences arising between the recognition of income and expenditure in the financial statements and their recognition for taxation purposes. Deferred tax assets are recognised in respect of unrelieved trading losses, capital losses and other deductible temporary differences only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or future taxable profits. Deferred tax is measured using the tax rates and laws that have been enacted or substantively enacted by the reporting date and that are expected to apply when the timing differences reverse. Deferred tax assets and liabilities are not discounted. |
