| Basis of preparing the financial statements |
| The financial statements have been prepared under the historical cost convention as modified by the revaluation of certain assets. |
| Significant judgements and estimates |
| Estimates and judgements are continually evaluated and are based on historical experience and other factors, including expectations of future events that are believed to be reasonable under the circumstances. There are no areas that are considered to have any crucial accounting judgements. |
| Significant estimates relate to the carrying of investment properties at fair value. The director is considered a property specialist, and the Company also considers publicly available market data to value all of the properties, one of the key assumptions being property yields. |
| Turnover |
| Turnover comprises rents receivable and is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes. |
| Investment property |
| The director considers the value of the Investment property at the balance sheet date to be the fair value. Any aggregate surplus or deficit arising from changes in fair value is recognised in profit or loss. |
| Going concern |
| These financial statements have been prepared on a going concern basis. |
| The director has reviewed and considered relevant information, including the annual budget, cash-flows, and risks, including an assessment of uncertainty on future trading projections for a period of at least 12 months from the date of signing the financial statements, and the extent to which they might affect the preparation of the financial statements on a going concern basis. |
| The director has concluded that he has a reasonable expectation that the Company has adequate resources to continue in operational existence for the foreseeable future and that there are no material uncertainties that lead to significant doubts upon the Company's ability to continue as a going concern. Thus the director has continued to adopt the going concern basis of accounting in preparing these financial statements. |
