(b)preparing financial statements which give a true and fair view of the state of affairs of the company as at the end of each financial year and of its profit or loss for each financial year in accordance with the requirements of Sections 394 and 395 and which otherwise comply with the requirements of the Companies Act 2006 relating to financial statements, so far as applicable to the company.

The financial statements have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies regime.

All the members have consented to the preparation of an abridged Income Statement and an abridged Balance Sheet for the year ended 31 May 2025 in accordance with Section 444(2A) of the Companies Act 2006.

In accordance with Section 444 of the Companies Act 2006, the Income Statement has not been delivered.

1. STATUTORY INFORMATION

Peckham Quarter Limited is a private company, limited by shares , registered in England and Wales. The company's registered number and registered office address can be found on the Company Information page.

The presentation currency of the financial statements is the Pound Sterling (£).


2. ACCOUNTING POLICIES

Basis of preparing the financial statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102 "The Financial Reporting Standard applicable in the UK and Republic of Ireland" including the provisions of Section 1A "Small Entities" and the Companies Act 2006. The financial statements have been prepared under the historical cost convention.

The director continues to adopt the going concern basis in preparing the financial statements which assumes that the company will continue in operation for the foreseeable future. The director is of the opinion that the company will be able to meet any liabilities as and when due with the continued support of the director and associated companies.

Turnover
Turnover is measured at the fair value of the consideration received or receivable, excluding discounts, rebates, value added tax and other sales taxes.

Tangible fixed assets
Depreciation is provided at the following annual rates in order to write off each asset over its estimated useful life.
Land and buildings - Not provided

Investments in subsidiaries
Investments in subsidiary undertakings are recognised at cost.

Stocks
Property that is being constructed and held with the intention of selling is included in stocks. Stocks are valued at the lower of cost, including associated costs and net realisable value. Net realisable value is the estimated selling price in the ordinary course of business less the estimated costs of completion and selling expenses.

Taxation
Taxation for the year comprises current and deferred tax. Tax is recognised in the Income Statement, except to the extent that it relates to items recognised in other comprehensive income or directly in equity.

Current or deferred taxation assets and liabilities are not discounted.

Current tax is recognised at the amount of tax payable using the tax rates and laws that have been enacted or substantively enacted by the balance sheet date.

Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the balance sheet date.

Timing differences arise from the inclusion of income and expenses in tax assessments in periods different from those in which they are recognised in financial statements. Deferred tax is measured using tax rates and laws that have been enacted or substantively enacted by the year end and that are expected to apply to the reversal of the timing difference.

Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.

Short term debtors and creditors
Short term debtors and creditors with no stated interest rate are recorded at transaction price. Any losses arising from impairment are recognised in the profit and loss account.

Loans and borrowings
Loans and borrowings are initially recognised at the transaction price including transactions costs. Subsequently, they are measured at amortised cost using the effective interest rate method, less impairment.

Freehold property impairment
During the year, the director carried out a review of the carrying value of the company's freehold property in accordance with the requirements of FRS 102. As a result of this review, the recoverable amount of the property was determined to be lower than its carrying amount.

Accordingly, an impairment loss of £13,022,707 has been recognised in the profit and loss account, reducing the carrying value of the freehold property to its recoverable amount at the reporting date. The impairment reflects the reduction in the recoverable amount identified through the director’s assessment.

6. SECURED DEBTS

During the year, on 27 January 2025, a receiver was appointed by the holder of a fixed charge in respect of part of the property or undertaking of the company pursuant to the terms of the relevant security documentation. The appointment relates only to the assets subject to that security and not to the whole of the company's property or undertaking.

The loans are secured by a fixed and floating charge over the company’s stock, including the Freehold Property at Unit 4 Daisy Business Park, 19-35 Sylvan Grove, London SE15 1PD. The company does not hold any fixed assets; the property is held as stock.

7. RELATED PARTY DISCLOSURES

The company has taken advantage of exemption, under the terms of Financial Reporting Standard 102 'The Financial Reporting Standard applicable in the UK and Republic of Ireland', not to disclose related party transactions with wholly owned subsidiaries within the group.

At the balance sheet date, the company owed £2,569 (2024 : £2,400) to Gravesend Land Holdings Limited and £10,000 (2024: nil) to JH Highams Limited, companies connected by virtue of common control.

At the previous balance sheet date, the company was owed £150 by JH Fairfax Limited and £1,249,887 by Joseph Homes Regeneration Limited, companies connected by virtue of common control.
