For the year ending 31 December 2025 the company was entitled to exemption from audit under section 477 of the Companies Act 2006 relating to small companies. The members have not required the company to obtain an audit in accordance with section 476 of the Companies Act 2006.
The director acknowledges her responsibilities for complying with the requirements of the Act with respect to accounting records and the preparation of accounts.
These accounts have been prepared and delivered in accordance with the provisions applicable to companies subject to the small companies' regime and in accordance with the provisions of FRS 102 Section 1A - Small Entities. The profit and loss account has not been delivered to the Registrar of Companies.

Statutory information
The Lodge House Properties Limited is a private company, limited by shares, registered in England and Wales, registration number 08032828. The registered office is 5th Floor, 167-169 Great Portland Street, London, London, W1W 5PF, England.

Compliance with accounting standards
The accounts have been prepared in accordance with the provisions of FRS 102 Section 1A Small Entities. There were no material departures from that standard.

Accounting policies
The principal accounting policies adopted in the preparation of the financial statements are set out below and have remained unchanged from the previous year, and also have been consistently applied within the same accounts.
Basis of preparation
The accounts have been prepared under the historical cost convention as modified by the revaluation of certain fixed assets.
Presentation currency
The accounts are presented in £ sterling.
Going concern
The company has net current liabilities of £1,022,043 at the balance sheet date. Included within creditors is £1,448,528 due to a business under common control. The directors have obtained confirmation from this related party that it will continue to provide financial support and will not demand repayment of the outstanding balance for a period of at least 12 months from the date of approval of these financial statements. The directors have prepared cash flow forecasts which indicate that, with this continued support, the company will be able to meet its liabilities as they fall due. Accordingly, the financial statements have been prepared on a going concern basis.
Tangible fixed assets and depreciation
Tangible assets are included at cost less depreciation and impairment. Depreciation has been provided at the following rates in order to write off the assets over their estimated useful lives:

Investment property
Investment property is included at market fair value. Gains are recognised in the income statement. Deferred taxation is provided on these gains at the rate expected to apply when the property is sold.
Deferred taxation
Deferred tax arises as a result of including items of income and expenditure in taxation computations in periods different from those in which they are included in the company's accounts. Deferred tax is provided in full on timing differences which result in an obligation to pay more (or less) tax at a future date, at the average tax rates that are expected to apply when the timing differences reverse, based on current tax rates and laws. Deferred tax assets and liabilities are not discounted.
Financial instruments
Basic financial instruments are recognised at amortised cost, except for investments in non-convertible preference and non-puttable ordinary shares which are measured at fair value, with changes recognised in profit or loss. Derivative financial instruments are initially recorded at cost and thereafter at fair value with changes recognised in profit or loss.

Investment property, which is property held to earn rentals and/or for capital appreciation, is initially recognised at cost, which includes the purchase cost and any directly attributable expenditure. Subsequently it is measured at fair value at the reporting end date. Changes in fair value are recognised in profit or loss. Investment property comprises of three flats, a freehold interest and a holiday let. The fair value of the investment property has been arrived at on the basis of a valuation carried out at 31 December 2025 by the directors. The valuation was made on an open market value basis by reference to market evidence of transaction prices for similar properties.

The loan is unsecured, repayable on demand, and bears interest at the HMRC official rate of interest, being 2.25% to 5 April 2025 and 3.75% from 6 April 2025 to 31 December 2025. The balance outstanding at 31 December 2025 was £1,448,528 (2024: £1,330,566). Additionally, included within other debtors is a balance of £310,636 due from a business controlled by the director (2024: £296,026). The balance is unsecured, repayable on demand, and bears interest at the HMRC official rate of interest.
