33% Straight Line
The company's activities have been financed by unsecured, interest-free loans from its directors and from a close family member of the directors, which are repayable on demand. The directors and the other lender have confirmed that they will not seek repayment of these loans for a period of at least twelve months from the date of approval of these financial statements unless the company has sufficient funds to make repayment. The directors have considered the company's forecast rental income and expenditure for that period and, on the basis of the continued support of the lenders, consider it appropriate to prepare the financial statements on the going concern basis.

Investment property is property held to earn rental income. It is initially measured at cost, including directly attributable expenditure such as stamp duty land tax, legal and professional fees, and the cost of refurbishment works undertaken to bring the property into a condition suitable for letting. After initial recognition, investment property is measured at fair value at each reporting date, with any change in fair value recognised in the profit and loss account. No depreciation is provided on investment property.
The directors have assessed the fair value of the investment property at 30 November 2025 and consider it to be not materially different from its cost, the property having been acquired and refurbished during the period. No valuation by an independent valuer has been obtained.
