Investment property
Investment property, which is property held to earn rentals and/or for capital appreciation, is initially recognised at cost, which includes the purchase cost and any directly attributable expenditure. Subsequently it is measured at fair value at the reporting end date. Changes in fair value are recognised in profit or loss.

Judgements and key sources of estimation uncertainty
In the application of the company’s accounting policies, the directors are required to make judgements, estimates and assumptions about the carrying amount of assets and liabilities that are not readily apparent from other sources. The estimates and associated assumptions are based on historical experience and other factors that are considered to be relevant. Actual results may differ from these estimates.
The estimates and underlying assumptions are reviewed on an ongoing basis. Revisions to accounting estimates are recognised in the period in which the estimate is revised where the revision affects only that period, or in the period of the revision and future periods where the revision affects both current and future periods.
Critical judgements
The following judgements have had the most significant effect on amounts recognised in the financial statements.
Fair value of investment property
The directors have exercised judgement in assessing the fair value of the company's investment property. The property is held solely to earn rental income and for capital appreciation and is therefore classified as investment property under FRS 102. The directors have considered available market information and their knowledge of the property and have concluded that there has been no material change in its fair value during the year. Accordingly, the carrying value of the investment property has not been adjusted. The directors review this assessment at each reporting date and will recognise any material change in fair value when identified.

Bank loans and overdrafts comprise a mortgage secured on the company's investment property, Carley Cottage. The current fixed-rate mortgage term expires in October 2027 and the mortgage is serviced on an interest-only basis.
The mortgage is secured by a fixed charge over the investment property. At the balance sheet date, there is no intention or commitment to dispose of the property. Accordingly, the directors expect that the mortgage facility will be renewed on expiry and that the related borrowing will remain in place for a period exceeding five years. However, the renewal of the facility is subject to agreement with the lender and no binding commitment extending beyond the current mortgage term was in place at the balance sheet date.
