Notes to the Financial Statements
1. General Information
Santok Investments Limited is a private company, limited by shares, incorporated in England & Wales, registered number 04924810 . The registered office is 505 Pinner Road, Harrow, Middlesex, HA2 6EH.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
These financial statements have been prepared in accordance with Financial Reporting Standard 102, The Financial Reporting Standard applicable in the UK and Republic of Ireland, including the provisions of Section 1A Small Entities, and the requirements of the Companies Act 2006.
The financial statements have been prepared under the historical cost convention, modified to include investment properties at fair value. The financial statements are presented in sterling, which is the company’s functional currency.
2.2. Turnover
Turnover represents rental income and other amounts receivable from the letting of commercial investment properties, excluding value added tax and after deducting any concessions or allowances.
Rental income is recognised on a straight-line basis over the term of the relevant lease, unless another systematic basis more accurately reflects the pattern in which the benefit from the leased property is received. Lease incentives granted to tenants are recognised as an integral part of total rental income over the lease term.
Service charge income and other property-related income are recognised in the period in which the related services are provided.
2.3. Tangible Fixed Assets and Depreciation
Tangible fixed assets are measured at cost less accumulated depreciation and any accumulated impairment losses. Depreciation is provided at rates calculated to write off the cost of the fixed assets, less their estimated residual value, over their expected useful lives on the following bases:
Fixtures & Fittings 33.33% on a reducing balance
2.4. Investment Properties
All investment properties are carried at fair value determined annually and derived from the current market rents and investment property yields for comparable real estate, adjusted if necessary for any difference in the nature, location or condition of the specific asset. No depreciation is provided for. Changes in fair value are recognised in the profit and loss account.
2.5. Taxation
Taxation expense represents the total of current tax and deferred tax.
Current and deferred tax are recognised in the profit and loss account, except where they relate to items recognised in other comprehensive income or directly in equity, in which case they are also recognised in other comprehensive income or directly in equity respectively.
Current tax is measured at the amount expected to be paid or recovered using tax rates and laws that have been enacted or substantively enacted by the reporting date.
Deferred tax
Deferred tax is recognised in respect of all timing differences that have originated but not reversed by the reporting date.
Timing differences arise where income and expenses are recognised in tax assessments in periods different from those in which they are recognised in the financial statements. Deferred tax is measured using the tax rates and laws that have been enacted or substantively enacted by the reporting date and that are expected to apply when the timing differences reverse.
Deferred tax liabilities are recognised in respect of fair value gains on investment properties, taking account of the expected manner of recovery of the carrying amount of the relevant property.
Unrelieved tax losses and other deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or against future taxable profits.
