Notes to the Financial Statements
1. General Information
Braintree Property Limited is a private company, limited by shares, incorporated in England & Wales, registered number 12213518 . The registered office is 505 Pinner Road, Harrow, Middlesex, HA2 6EH.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention and in accordance with Financial Reporting Standard 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006.
The financial statements have been prepared under the historical cost convention, as modified by the revaluation of investment properties measured at fair value.
2.2. Going Concern Disclosure
The directors have not identified any material uncertainties related to events or conditions that may cast significant doubt about the company's ability to continue as a going concern.
2.3. Turnover
Turnover represents rental income and other amounts receivable from the letting of commercial properties, exclusive of value added tax where applicable.
Rental income is recognised on a straight-line basis over the term of the lease, unless another systematic basis is more representative of the pattern in which the benefit from the leased property is derived.
Amounts received from tenants in respect of service charges, insurance and other property costs are recognised in accordance with the substance of the relevant arrangements. Where the company acts as principal, the related income and expenditure are recognised gross. Where the company acts solely as agent for the tenant, such amounts are excluded from turnover and expenditure.
2.4. Investment Properties
Investment properties are properties held to earn rental income, for capital appreciation, or both, rather than for use in the production or supply of goods or services or for administrative purposes.
Investment properties are initially recognised at cost, including directly attributable acquisition costs. After initial recognition, investment properties are measured at fair value at each reporting date where fair value can be measured reliably without undue cost or effort.
Changes in fair value are recognised in profit or loss in the period in which they arise. Investment properties measured at fair value are not depreciated.
2.5. Taxation
Taxation expense for the period comprises current and deferred tax.
Current tax is recognised for the amount of corporation tax payable in respect of the taxable profit for the current or previous reporting periods, using tax rates and laws that have been enacted or substantively enacted by the reporting date.
Deferred tax is recognised in respect of all timing differences that have originated but not reversed at the reporting date, where transactions or events resulting in an obligation to pay more tax or a right to pay less tax in the future have occurred by the reporting date.
Deferred tax is recognised on differences between the carrying amount of investment properties measured at fair value and their corresponding tax bases. The deferred tax is measured using the tax rates and laws that have been enacted or substantively enacted by the reporting date and that are expected to apply when the timing differences reverse.
Deferred tax assets are recognised only to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits.
Deferred tax balances are not discounted.
