Judgements and key sources of estimation uncertainty
In the application of the company’s accounting policies, the directors are required to make judgements, estimates and assumptions about the carrying amount of assets and liabilities that are not readily apparent from other sources. The estimates and associated assumptions are based on historical experience and other factors that are considered to be relevant. Actual results may differ from these estimates.
The estimates and underlying assumptions are reviewed on an ongoing basis. Revisions to accounting estimates are recognised in the period in which the estimate is revised where the revision affects only that period, or in the period of the revision and future periods where the revision affects both current and future periods.

Company information
Salamander Residential Limited is a private company limited by shares incorporated in England and Wales. The registered office is Ground Floor, 31 Kentish Town Road, London, NW1 8NL.
2.1
Reporting period
The current financial statements are prepared for the 18 month period from 1st January 2025 to 30 June 2026. The comparative figures stated in the notes relate to the full 12-month financial year ended 31 December 2025. As a result, the income, expenses, and cash movements presented for the two periods are not entirely comparable.
2.2
Accounting convention
The financial statements have been prepared in accordance with Financial Reporting Standard 102 Section 1A 'The Financial Reporting Standard applicable in the UK and Republic of Ireland' and the Companies Act 2006, as applicable to companies subject to the small companies regime. The disclosure requirements of section 1A of FRS 102 have been applied other than where additional disclosure is required to show a true and fair view.
Going Concern
During the financial period, the company successfully completed the final disposal of its investment property portfolio. Subsequent to the year-end, in September 2026, the shareholders passed a resolution to appoint a liquidator to wind up the company via a Members' Voluntary Liquidation. As a result, the company is no longer considered a going concern. Consequently, the directors have prepared these financial statements on a basis other than that of a going concern.
The financial statements are prepared in sterling, which is the functional currency of the company.
Reporting period length
The current financial statements are prepared for the 18 month period from 1st January 2025 to 30 June 2026. The comparative figures stated in the notes relate to the full 12-month financial year ended 31 December 2025.
As a result, the income, expenses, and cash movements presented for the two periods are not entirely comparable.
2.3
Investment properties
Investment property, which is property held to earn rentals and/or for capital appreciation, is initially recognised at cost, which includes the purchase cost and any directly attributable expenditure. Subsequently it is measured at fair value at the reporting end date. Changes in fair value are recognised in profit or loss.

Accounting policies

- 3 -
Basic financial assets
Basic financial assets, which include debtors and cash and bank balances, are initially measured at transaction price including transaction costs and are subsequently carried at amortised cost using the effective interest method unless the arrangement constitutes a financing transaction, where the transaction is measured at the present value of the future receipts discounted at a market rate of interest. Financial assets classified as receivable within one year are not amortised.
Basic financial liabilities
Basic financial liabilities, including creditors, bank loans, loans from fellow group companies and preference shares that are classified as debt, are initially recognised at transaction price unless the arrangement constitutes a financing transaction, where the debt instrument is measured at the present value of the future payments discounted at a market rate of interest. Financial liabilities classified as payable within one year are not amortised.
2.5
Taxation
The tax expense represents the sum of the tax currently payable and deferred tax.
Current tax
The tax currently payable is based on taxable profit for the year. Taxable profit differs from net profit as reported in the profit and loss account because it excludes items of income or expense that are taxable or deductible in other years and it further excludes items that are never taxable or deductible. The company’s liability for current tax is calculated using tax rates that have been enacted or substantively enacted by the reporting end date.
Deferred tax
Deferred tax liabilities are generally recognised for all timing differences and deferred tax assets are recognised to the extent that it is probable that they will be recovered against the reversal of deferred tax liabilities or other future taxable profits. Such assets and liabilities are not recognised if the timing difference arises from goodwill or from the initial recognition of other assets and liabilities in a transaction that affects neither the tax profit nor the accounting profit.
The carrying amount of deferred tax assets is reviewed at each reporting end date and reduced to the extent that it is no longer probable that sufficient taxable profits will be available to allow all or part of the asset to be recovered. Deferred tax is calculated at the tax rates that are expected to apply in the period when the liability is settled or the asset is realised. Deferred tax is charged or credited in the profit and loss account, except when it relates to items charged or credited directly to equity, in which case the deferred tax is also dealt with in equity. Deferred tax assets and liabilities are offset when the company has a legally enforceable right to offset current tax assets and liabilities and the deferred tax assets and liabilities relate to taxes levied by the same tax authority.
2.6
Employee benefits
The costs of short-term employee benefits are recognised as a liability and an expense, unless those costs are required to be recognised as part of the cost of stock or fixed assets.
The cost of any unused holiday entitlement is recognised in the period in which the employee’s services are received.
Termination benefits are recognised immediately as an expense when the company is demonstrably committed to terminate the employment of an employee or to provide termination benefits.

Subsequently, in September 2026, the shareholders passed a resolution to place the company into a Members’ Voluntary Liquidation, and a liquidator was formally appointed. Accordingly, these financial statements have been prepared on a basis other than that of a going concern.
10
Secured Debts
The historic debt secured by way of a legal mortgage over company's properties from Mr S and Mrs J Pankhurst amounting to £584,116 has been fully repaid and charges satisfied.
11
Related Party Disclosures
At the balance sheet date, the company was indebted to its directors as follows: Mr S Pankhurst £468 (2024: £294,881), Mrs J Pankhurst £468 (2024: £294,881), Mr P Bristow £879 (2024: 936) and Ms J Buxton £234 (2024: £156).
These amounts are shown under other creditors due within one year and are repayable on demand.
During the year, a loan amounting to £584,116, which was originally issued to finance the acquisition of the company’s properties, was fully repaid to Mr & Mrs Pankhurst from the proceeds of property disposals. The loan was secured by a legal mortgage over the historic properties now disposed of, and the charge has been fully satisfied.
