STATEMENT OF FINANCIAL POSITION
AS AT 30 JUNE 2025
The directors consider that the Company is entitled to exemption from audit under section 477 of the Companies Act 2006 and members have not required the Company to obtain an audit for the year in question in accordance with section 476 of the Companies Act 2006.
The directors acknowledge their responsibilities for complying with the requirements of the Companies Act 2006 with respect to accounting records and the preparation of financial statements.
The financial statements have been prepared in accordance with the provisions applicable to companies subject to the small companies regime and in accordance with the provisions of FRS 102 Section 1A - small entities.
The financial statements have been delivered in accordance with the provisions applicable to companies subject to the small companies regime.
The Company has opted not to file the statement of comprehensive income in accordance with provisions applicable to companies subject to the small companies' regime.

WUK Seymour Holdco Limited is a private company limited by shares, incorporated in England and Wales. The registered office is 16 Berkeley Street, London, England, W1J 8DZ.
The principal activity of the company continued to be that of an investment holding company.
The company's functional and presentational currency is £ Sterling.
2.Accounting policies

Basis of preparation of financial statements
|
The financial statements have been prepared under the historical cost convention unless otherwise specified within these accounting policies and in accordance with FRS 102 'The Financial Reporting Standard applicable in the UK and the Republic of Ireland' and the requirements of the Companies Act 2006. The disclosure requirements of Section 1A of FRS 102 have been applied other than where additional disclosure is required to show a true and fair view.

Exemption from preparing consolidated financial statements
|
The Company, and the Group headed by it, qualify as small as set out in section 383 of the Companies Act 2006 and the parent and Group are considered eligible for the exemption to prepare consolidated accounts.
Investments in subsidiary companies are held at cost less accumulated impairment losses. Impairment reviews are performed when there has been an indication of potential impairment.
The Company enters into basic financial instrument transactions. Basic financial instruments including related parties are accounted for in aaccordance with FRS 102 Section 11.

The Company has no employees other than the directors, who did not receive any remuneration (2024 -£Nil).

|
Capital contribution reserve includes contribution received from the shareholder. During the year, the Company received an additional £949,192 (2024 - £3,595,796) from its shareholder in the form of a capital contribution.

Related party transactions

|
The company has taken advantage of exemption, under the terms of Financial Reporting Standard 102 “The Financial Reporting Standard applicable in the UK and Republic of Ireland”, not to disclose related party transactions with wholly owned subsidiaries within the group.

The Company has given a guarantee in respect of the bank borrowings of WUK Seymour Propco Limited, the Company's subsidiary. The guarantee is secured by a charge on 100 ordinary shares in the Company's subsidiary.
The ultimate controlling party is Warwick UK Real Estate Fund I. The registered address of Warwick UK Real Estate Fund I is CO Services Cayman Limited, PO Box 10008, Pavilion East, Cricket Square, Grand Cayman, KY1 1001, Cayman Islands.
