Notes to the Financial Statements
1. General Information
Southwark Estates (One) Limited is a private company, limited by shares, incorporated in England & Wales, registered number 11492926 . The registered office is 5th Floor, Tennyson House, 159-165 Great Portland Street, London, W1W 5PA.
2. Accounting Policies
2.1. Basis of Preparation of Financial Statements
The financial statements have been prepared under the historical cost convention and in accordance with Financial Reporting Standard 102 section 1A Small Entities "The Financial Reporting Standard applicable in the UK and Republic of Ireland" and the Companies Act 2006.
2.2. Going Concern Disclosure
The directors have not identified any material uncertainties related to events or conditions that may cast significant doubt about the company's ability to continue as a going concern.
The company has generated a loss in the year of £341,282 (2024: £220,935) and has net liabilities at year end date of £908,081 (2024: £566,799).
The company started taking reservations on units in 2023. This strategy can help optimise the portfolio by capitalising on the units' value and market demand. At the date of signing the accounts, the company has exchanged to sell 65 units, total value of £36.3m. Our sales strategy is targeted to international buyers as the UK market has slowed due to inflation and the cost-of-living crisis. The international market’s appetite for investment remains strong. We are constantly reviewing the interest from investors and owner-occupiers and are flexible in adjusting our focus to secure the best sales performance possible.
Based on the above, the director considers it appropriate to continue to adopt the going concern basis and
expects the company to continue to be able to meet its liabilities in the foreseeable future.
2.3. Tangible Fixed Assets and Depreciation

Cost includes all direct costs and an appropriate proportion of fixed and variable overheads. Work-in-progress is reflected in the accounts on a contract by contract basis by recording turnover and related costs as contract activity progresses.
